Exterior walls along the north and south sides of the building are required to be 1-hour protected from exposure on both sides of the wall per IBC 705.5.Assuming the existing building to the south is to remain unsprinklered, this same requirement applies to the north wall of the existing building. 9. Eaves and any other combustible projections along the north and south walls are required to be protected in accordance with IBC 705.2. Vent openings are prohibited in these locations by IBC 705.8. 10. Cross sections indicate 36"high guard rails. IBC 1015 requires them to be 42"high. At stairways, a 42"guardrail and a 34"-38"handrail are both required. 11. All handrails are required to have extensions complying with IBC 1014.6. 12. The method of compliance with RCW 64.55 must be submitted prior to the issuance of the building permit. 13. IBC 1107.7.1.1 requires both ground floor units to be"Type B"and fully comply with all of the requirements of ANSI A117.1.,chapter 10. Please provide all door sizes, maneuverability spaces, grab bar blocking , etc. 14. The stairways and exit passageway floor are required to be designed to support a live load of 100 psf. This should also be added into the structural notes. 15. The structural notes should be corrected to indicate a wind speed of 110 mph. 16. The structural notes should include specifications for structural steel. 17. All beam sizes must be identified. 18. Holdowns and column bases should be detailed for application at the floor level at which they are intended. 19. The w10x22 garage door header must be analyzed,designed and detailed to support the overturning forces imposed by the shear walls that it supports. 20. The interior shear walls do not appear to line up vertically and holdowns are missing. 21. A"statement of special inspections"must be included in the structural notes in accordance with IBC 1704.3.
