Please review and respond to the <br /> comments below.These comments address building issues only.Additional revisions or additions may be <br /> required by other departments(such as Utilities, Planning or Fire).All references refer to the 2015 <br /> International Building Code(IBC),the 2015 International Existing Building Code(IEBC), the 2015 <br /> • International Property Maintenance Code•(IPMC),the 2015 International Fire Code(IFC),the 2015 <br /> International Mechanical Code (IMC),and the 2015 International Energy Conservation (IECC),as <br /> amended by the State of Washington (WSEC)and adopted by the city of Everett.The current IBC <br /> referenced standard for,accessible design is the 2009"Accessible and Usable Buildings and Facilities" <br /> (ICC/ANSI A117.1). Federal ADA, FHA,and HUD regulations and standards, including the Fair Housing <br /> .Accessibility Guidelines may be more restrictive. <br /> In order for the processing of your application to continue,it will be necessary to provide the <br /> • Building Division with two complete new sets of construction documents reflecting the <br /> corrections requested. <br /> 1. The proposed finished first floor level is shown to be 6.41 ft. above the grade plane.In accordance <br /> with the IBC definition of a"basement",the proposed building would be considered to have 4 <br /> stories.The plans should be revised to show the floors numbered in accordance with the Fire <br /> Marshal. • <br /> 2. IBC 420.3 and 711.2.4.3 require all separations between dwelling units to have not less than 1- <br /> hour fire-resistance rated construction.The proposed floor/ceiling assembly does not appear to <br /> comply. Please provide a revision if necessary along with the corresponding rating and testing <br /> agency I.D. number. <br /> 3. IBC 1207 requires all separations between dwelling units to have a minimum sound transmission <br /> classification of 50. Neither of the proposed floor/ceiling or wall assemblies appear to meet this <br /> requirement. Please revise. <br /> 4. The horizontal floor/ceiling assembly between the garage and dwelling unit must also have a 1- <br /> hour rating.The proposed assembly(UL L501) does not correspond with what is indicated on <br /> cross section1/A304. <br /> 5. Two-hour stairway enclosure walls must comply with the continuity requirement of IBC 707.5. Fire <br /> protection must be continuous through flr/clg spaces.This should appear on all cross sections. <br /> 6. Floor/ceiling assemblies and supporting walls supporting the 2-hour stairway enclosure walls are <br /> required to be 2-hour as well per IBC 707.5.1. <br /> 7. The proposed-to-Cation of the interior exit stairway brings up the requirement for an"exit <br /> passageway"between the stairway enclosure and the exit discharge(IMC 1023.3).This exit <br /> passageway must be constructed with fire barriers and horizontal assemblies in accordance with <br /> IBC 1024.3.
