Please review and <br /> respond to the comments below. These comments address building issues only. Additional <br /> revisions or additions may be required by other departments (such as Public Works, Planning, or <br /> Fire). All references refer to the 2015 International Building Code (IBC), the 2015 International <br /> Existing Building Code (IEBC), the 2015 International Property Maintenance Code (IPMC), the 2015 <br /> International Fire Code (IFC), the 2015 International Mechanical Code (IMC), and the 2015 <br /> International Energy Conservation (IECC), as amended by the State of Washington (WSEC) and <br /> adopted by the City of Everett. The current IBC referenced standard for accessible design is the <br /> 2009"Accessible and Usable Buildings and Facilities" (ICC/ANSI A117.1). Federal ADA, FHA, and <br /> HUD regulations and standards, including the Fair Housing Accessibility Guidelines may be more <br /> restrictive. <br /> In order for the processing of your application to continue, it will be necessary to <br /> provide the Building Division with two complete new sets of construction documents <br /> reflecting the corrections requested. <br /> Additional Comments on Previous Correction #2 Comments <br /> General <br /> 1. Original Comment: Four story R-2 Occupancies require two exits. The building <br /> currently exits from the second floor and down exterior stairs to the public way—which <br /> is still part of the means of egress. Table 1006.3.1(1). <br /> Original Response: No action taken. <br /> New Comment: A second exit is required from the fourth story of this building. <br /> 2. Original Comment: As two separate structures, an assumed property line must be <br /> shown between the buildings. The assumed property line must extend past the <br /> buildings for a distance at which fire-resistive exterior wall and opening protection is no <br /> longer required. Emergency egress windows may not be located in areas where <br /> opening protection is required.
