v.
4
Original Response: Assumed property line shown on site plan between two
buildings, see sheet A001.
New Comment: The assumed property line is shown along the northern side of the
new building, past the existing building, located a few inches away. As such, the
northern wall of the new building would not be permitted to have any openings
(window or otherwise) and the entire wall would need to be one-hour fire-rated
(exposure from both sides). It is suggested that the assumed property line be shown to
come out of the gap between the buildings at an angle that may allow unprotected
openings in the existing and new buildings.
3. Original Comment: The assumed property line must remain 90 degrees vertical
without horizontal offsets. The eves on the North side of the building are not permitted
to cross over the assumed property line. Section 705.3
Original Response: See assumed property line sheet A001.
New Comment: Due the location of the assumed property line, the exterior walls of
the existing, non-sprinklered building that are less than 25 feet to the assumed
property line are required to have a parapet (other exceptions may apply as well).
Section 705.11
10. Original Comment: The mechanical room is not permitted to open into the exit
passageway on the ground floor. Section 1023.4
Original Response: Door swing at mechanical room updated to swing into Mechanical
room. See floor plan on sheet A100.
New Comment: The door swing did not need to change, the issue was the opening
up of the mechanical room (at all) into the exit passageway. With the addition of the
fire-rated doors to the exit enclosure, the lowest hall is no longer an exit passageway
14. Original Comment: The emergency escape and rescue window from the sleeping
room in Unit 1 opens into a covered parking area. The window must open directly into
the public way. Section 1030.1
Original Response: Due to this restriction, the entire unit 1 had to be reconfigured.
See floor plan sheet A100.
New Comment: The room has been changed to a bathroom. The private garage is a
U Occupancy (and should be shown as such on the plans). Section 406.3.4.1 would not
permit an opening (must be all gypsum board), however, if the opening were fixed, 20-
minute rated it would comply. Section 406.3.4.1
Structural
17. Original Comment: Per IBC 2015 1603.1.4 & 1603.1.5. Please provide the
governing base shear in each direction and indicate the overstrength factor (S2) on the
General Structural Notes.
Original Response: See added notes to General Structural Notes.
New Comment: Please provide the governing base shear values on the drawings in
both directions. Wind may be the governing design in both directions, please provide
the values and indicate if the values are expressed in ultimate or allowable loads.
21. Original Comment: On detail 7/S601, please verify that uplift forces are not acting
on the anchor bolt provided. The beam is supporting the shear wall does not jclut4e-
Page2of4
CITY OF EVERETT • 3200 Cedar Street • Everett, WA 98201 • (425) 257-8810 • Fax (425) 25748'57"---
"
