Mr. Scott Connor <br /> SCR Architects <br /> Plan Check Number: B1906-015, First Building Review <br /> June 28, 2019 <br /> Structural <br /> 1. Structural and geotechnical special inspections are required for this project. A statement on <br /> special inspections has not been provided and shall be submitted with the permit documents. <br /> The statement shall include a table listing each type of special inspection and shall specify the <br /> extent of each inspection (e.g., continuous, periodic) per IBC Section 1704.3.1. The table shall <br /> include special requirements for seismic and wind resisting systems as required by IBC Sections <br /> 1704.3.2 and 1704.3.3, respectively. See IBC Sections 107.1, 1704.2.3 and 1704.3. <br /> 2. The resistance of lateral forces from the building appears to be provided by the soil anchors <br /> shown in Detail 5/F1 and as discussed in Structural Note 5 on Sheet Fl. Additional comments <br /> regarding the soil properties for use in the anchor design are provided above. The following <br /> comments shall be addressed: <br /> a. Structural calculations substantiating the design of the anchors shall be submitted for <br /> review. Documentation from the manufacturer, including a current ICC Evaluation Service <br /> Report (ESR) or equivalent, shall be submitted as needed substantiate the anchor capacity. <br /> See IBC Sections 1810.1.1, 1810.2.4, and 1810.3. <br /> b. The design loads to each anchor shall be determined by tributary areas or another valid <br /> distribution method. Note that the anchors aligning with the exterior walls appear to resist <br /> more loads than the interior anchors due to the roof loading being resisted by the exterior <br /> wall lines. The design loads for each anchor shall be substantiated. See IBC Section <br /> 1604.4. <br /> c. Detail 5 and Note 5 shall specify the specify model of the anchor and straps required. See <br /> IBC Sections 107.2.1 and 1603.1. <br /> d. Note 5.3 states that the anchors shall be installed at a 60-degree angle from horizontal. <br /> This angle of the anchor relative to the restrained building shall be shown in Detail 5. See <br /> IBC Section 107.2.1. <br /> e. Details for the required connections between the anchor straps and the building structure <br /> shall be provided in the construction drawings. Calculations substantiating the design of the <br /> strap connection to the structural shall be submitted for review. See IBC Section 1604.1. <br /> f. Continuing with the previous comment, the straps shall be connected to structural framing <br /> that are capable of transmitting the design loads to the straps. Calculations substantiating <br /> the load path shall be submitted as needed. The structural shall include supplemental <br /> framing as needed to provide the required load path. See IBC Sections 1604.1 and 1604.4. <br /> 3. Structural Note 2.6 on Sheet Fl states that the allowable soil bearing strength is 1,000 PSF. <br /> The following comments shall be addressed: <br /> a. The bearing strength units shall be revised to"PSF". <br /> b. The specified bearing strength appears to correlate to the Moderate Risk Option(Option 2) <br /> per page 7 of the geotechnical report. Per page 8, this option has a total estimated <br /> settlement of 1 to 2 inches. The lateral straps between the building and soil anchors in <br /> Detail 5/F1 appear to provide tension-only resistance, which will be nullified if the estimated <br /> settlement occurs. The Engineer-of-Record (EOR) shall comment on how the integrity of <br /> the lateral system will be maintained if significant settlement occurs. Additional <br /> requirements shall be provided in the constructions to mitigate the impacts of settlement on <br /> the anchorage system.
