Shaffer Duplex Property
BMP C150: Materials on Hand
BMP C162: Scheduling
Element# 13: Protect On-Site Stormwater Management BMPs
On-site drainage to consist mainly of roof drain to downspouts along with
compost amended lawn. Roof drain dispersion flow paths and compost amended
areas will be protected from compaction when feasible.
BMP C102: Buffer Zones
BMP C103: High Visibility Plastic or Metal Fence
2. PROJECT DESCRIPTION
The proposed project is located between Meridian and 1st Avenue SE on 112th
Street SE in Everett, Washington. More generally, the site is located in Section
24, Township 28 North, and Range 4 East of the Willamette Meridian in
Snohomish County,Washington. Please refer to the Vicinity Map attached in the
next section.
The approximate 0.42-acre site is undeveloped and nearly completely forested.
The proposed development consists of removing existing forest vegetation for the
construction of a single-family residence with associated driveway and walkway.
Utilities for the site will be taken from existing utilities within 112th Street SE.
New roof, driveway, walkway, and frontage driveway cut areas total
approximately 2,049 sf. Due to inadequate soil depths, stormwater infiltration is
infeasible for the site. Stormwater runoff will be managed by roof drain splash
blocks with more than 50 foot flow path. Disturbed lawn areas are to be compost
amended per BMP T5.13.
Note that project is designed to comply with the 2012 (with 2014 updates) DOE
SWMMWW in conjunction with the current City of Everett Design and
Construction Standards Manual.
3. EXISTING CONDITIONS
The property is one tax parcel, which is undeveloped and contains existing forest
and wetland areas. The property will be accessed via 112th Street SE, which lies
north of the site.Vegetation on-site consists mainly of forest and wetland
vegetation. On-site slopes are flat to moderate, ranging from 2%to 8%, and
sloping southerly and easterly toward on-site wetlands and adjacent properties to
the south and east. From a Snohomish County Soil Survey done by USDA the
soils on-site consists of Alderwood-Urban Land Complex type soils. According to
soil logs taken by Timothy Sarkela of Western Engineers, soils resemble gravelly
silty loam. Refer to Appendix B for soil information.
JOB NO:17-1666-A 4
