The general notes on Sheet A-0 should specify the 2015 International Building Code and the <br /> 2015 International Existing Building Code as the governing codes for the design. See the <br /> Everett Municipal Code Section 16.005.030 Article A and IBC Section 101.4.7. <br /> 2. The IEBC provides three alternative methods for performing work: the Prescriptive Compliance <br /> Method (Section 301.1.1), the Work Area Method (301.1.2), and the Performance Compliance <br /> Method (301.1.3). The method selected for the project should be specified in the architectural <br /> general notes. A statement should be provided in the general notes on Sheet A-0 clarifying the <br /> types of work that are included in the project (e.g., repairs, additions, change of occupancy, <br /> etc.) and referencing the appropriate IEBC sections. In order to proceed with the review, <br /> comments provided herein are based on the project complying with the Work Area Method of <br /> Chapter 5. Based on a review of the submittal documents, the proposed project appears to <br /> include the following work: Level 2 Alternations (Chapter 8), Change of Occupancy (Chapter <br /> 10), and Additions (Chapter 11). Additional and alternative types of work required for the <br /> project shall be identified by the designer-of-record. Additional comments may be pending. <br /> See IBC Section 301.1. <br /> 3. The General Notes section on Sheet A-0 states that the building is a Group B occupancy. <br /> Sheet A-2 includes a multi-purpose room that exceeds 750 SF and 49 occupants based on a 15 <br /> SF/occupant factor per IBC Table 1004.1.2. The space shall be classified as an Assembly <br /> Group A-3 per IBC Section 303.4. The building occupancy shall be revised to A-3 unless the <br /> multi-purpose room is separated from the remainder of the building per IBC Section 508.4. <br /> 4. The Ground Floor toilet room on Sheet A-2 opens directly into the kitchenette area. Toilet <br /> rooms shall not open directly into areas used for food preparation areas for the public. The <br /> plan shall be revised to separate the toilet room and kitchenette. See IBC Section 2902.3.6. <br /> 5. The Ground Floor multi-user Room on Sheet A-2 has an estimated occupant load exceeding 30 <br /> people. The area shall be provided with separate male and female toilet rooms. See IBC <br /> Section 2902.2 and Table 2902.1. <br /> 6. The Ground Floor Plan on Sheet A-2 shall require safety glazing for the doors in the east <br /> exterior wall. See IBC Sections 2406.4.1. <br /> 7. The multi-user room at the Ground Floor on Sheet A-2 has a common wall with a smaller room <br /> at its southwest corner. The common wall includes a doorway and window that are spaced <br /> less than 24 inches apart. The window shall be safety glazing.
