The building area with the addition exceeds 3,000 SF and shall be provided with a fire alarm <br /> system per Everett Municipal Code Section 16.76.035 Item B. Note that the building does not <br /> meet the exception of Section 16.76.030 because the additional area exceeds 600 SF and is <br /> not separated by a fire barrier. The requirement for the fire alarm shall be stated in the <br /> General Notes on Sheet A-0. The notes shall require a design to be submitted to the city of <br /> Everett for review. See IBC Sections 107.2.1, 907.1.1, and 907.1.2. <br /> Egress: <br /> 9. The multi-use room on Sheet A-2 has an A-2 occupancy exceeding 49 people. The room shall <br /> be provided with a minimum of two exits per IBC Table 1006.2.1. The space shall be provided <br /> with a minimum of two accessible means of egress per IBC Section 1009.1. The room shall be <br /> provided with a second door leading to the exterior walkway. The doors shall be separated by <br /> a distance of at least one-half the maximum diagonal dimension of the space, or approximately <br /> 25 feet, per IBC Section 1007.1.1. Alternatively, the existing interior stairway may be used as <br /> the second means of egress if shown to meet the provisions of IBC Section 1009.3. For this <br /> alternative, the means of egress must be provided with exit signs per IBC Sections 1013.1 and <br /> 1013.4, and emergency illumination per IBC Sections 1008.3.1 Item 1, 1008.3.2 Item 5, <br /> 1008.3.4, and 1010.1.6. <br /> 10.The multi-use room on Sheet A-2 has an occupancy exceeding 49 people. The following <br /> comments shall be addressed: <br /> a. The exit doors at the east exterior wall shall swing outward in the direction of egress travel. <br /> See IBC Section 1010.1.2.1. <br /> b. The doors shall be provided with panic hardware. See IBC Section 1010.1.10. <br /> 11.The Ground Floor on Sheet A-2 includes an A-3 occupancy. The occupancy load shall be <br /> posted on a sign near the main exit for the space. See IBC Section 1004.3. <br /> 12.The building shall be provided with exit signs per IBC Sections 1013.1. Signs shall be provided <br /> at all exterior exits. The required locations of the signs shall be shown on the construction <br /> drawings. See IBC Section 107.2.1. <br /> 13.The building shall be provided with exit signs per IBC Sections 1013.1. In addition to standard <br /> exit signs, accessible exit signs shall be provided per Section 1013.4. Signs shall be provided <br /> at all exterior exits. The required locations of the signs shall be shown on the construction <br /> drawings. See IBC Section 107.2.1. <br /> 14.The exterior landings for doorways serving a space or area with an occupant load of 50 or <br /> more shall be provided with emergency lighting. Lighting shall be provided for the multi-use <br /> room exterior doors on Sheet A-2. The construction drawings shall specify a power complying <br /> with IBC Section 1008.3.4.
