Mr. Randy Heltne
Everett Housing Authority
Plan Check Number: B1807-032, First Review
September 14, 2018
structures should be submitted for review. Note that this shall be in addition to the design
requirements for the lateral force resisting systems of the existing structure and the addition.
See IBC Section 1613.1 and ASCE 7-10 Section 12.12.3.
25.The construction drawings do not include requirements for the structural diaphragms. The
construction of the diaphragms shall be specified, including but not limited to sheathing grade
and thickness, edge and field nailing, and blocking requirements. See IBC Section 2306.1 and
AWC SDPWS-15 Section 4.2
26. Section B-B/A-6 provides a detail for the floor construction at the new steel beam. The detail
does not appear to represent the likely construction at this location. Most notably, the
sheathing will consist of existing and new sheathing connecting from the west and east sides,
respectively. The bolt heads should recess into the nailer to avoid performance impacts to the
diaphragm. The detail should be reviewed and revised as needed. See IBC Section 107.2.1.
27.The construction drawings to not provide detailed to transfer loads from the roof diaphragm to
the shear walls, and shear loads from the second story shear walls and floor to the first story
shear walls. Details providing a complete load path interconnecting the elements of the lateral
force resisting system shall be submitted for review. See IBC Sections 1604.1, 1604.4, and
2306.1, and AWC SDPWS-15 Section 4.1.1.
28. Sheets A-6 and A-7 indicate that a prefabricated roof truss may align with the existing east wall
below and provide a load path between the roof diaphragm and wall line. Design loads for the
trusses should be specified in the structural design criteria. If the truss is not part of the
lateral load path, tributary roof diaphragm loads shall not be directly applied to this wall line.
See IBC Sections 107.2.1, 1603.1.8, and 1604.4, and ASCE 7-10 Section 1.4.
29.The wood shear walls do not appear to include holdowns at the ends to provide overturning
resistance. The sill plate anchors specified in the drawings do not qualify as holdowns.
Holdowns shall be provided connecting the boundary elements (i.e., studs at the wall ends)
across floor framing and to the foundation. Calculations substantiating the design of the
holdowns and boundary elements should be submitted for review. See IBC Sections 1604.1,
1604.8.1, 1604.10, 2304.10.6, and 2306.1, and NDS-15 SDPWS Sections 3.4, 4.1.4, and
4.3.6.4.2. See also IBC Section 1901.2, and ACI 318-14 Sections 17.2.3.4.3 and 17.2.3.3.
Miscellaneous:
30.The project includes a new canopy on the west side of the building. See IBC Sections 107.2.1,
1603.1, and 1604.1. The following comments shall be addressed:
a. The construction of the canopy is not specified and cannot be reviewed.. The canopy
framing shall be shown on Sheet A-7. Connections between the canopy framing members,
to the existing structure, and to the foundations shall specified in the drawings.
b. Calculations substantiating the framing and connections shall be submitted for review.
c. Reinforcement requirements shall be specified for the foundations shown in foundation plan
on Sheet A-3. See IBC Section 19001.5 Item 3.
'age 10 of 11
CITY OF EVERETT • 3200 Cedar Street • Everett,WA 98201 • (425) 257-8810 • Fax(425) 257-::
