Mr. Randy Heltne <br /> Everett Housing Authority <br /> Plan Check Number: B1807-032, First Review <br /> September 14, 2018 <br /> 19.The following comments shall be addressed for the headers shown in the floor and roof <br /> framing plans on Sheets A-2, A-4 and A-7, respectively: <br /> a. The headers on Sheet A-7 shall be specified. See IBC Section 1603.1. <br /> b. Calculations substantiating the design of the headers shall be submitted for review. See <br /> IBC Sections 1604.1 and 2306.1. <br /> c. The drawings shall specify jack and king studs for the headers. Details for the studs, <br /> including inter-stud fasteners, shall be provided. See IBC Section 1603.1. <br /> d. Sheet A-2 specifies interior 4x6 headers at the new wall. Calculations and details for the <br /> header shall be provided for review. The design shall include tributary roof loads. <br /> Lateral System: <br /> 20.The structural calculations do not include a lateral design for the addition. Documentation <br /> substantiating the design of the addition shall be submitted for review. The calculations shall <br /> substantiate the design of the entire lateral load path including, but not limited to: shear walls <br /> including boundary elements, holdowns across floor lines and to the foundations, sill plates, sill <br /> plate anchorage, and straps around openings where used; diaphragms including chords and <br /> collectors; and foundations including soil bearing and uplift resistance. Gravity framing <br /> supporting discontinuous lateral elements shall be designed for overstrength per ASCE 7-10 <br /> Section 12.3.3.3. The design shall meet seismic detailing requirements per IBC Section <br /> 1604.10. Additional comments may be provided pending a review of the lateral design. See <br /> IBC Sections 1604.1, 1604.4, 1609.1, 1613.1, and 2306.1, and AWC SDPWS-15. <br /> 21.The structural calculations do not include a lateral analysis of the existing structure. The <br /> existing structure has been modified and is subject to increased loading from the addition. <br /> Calculations substantiating the lateral performance of the existing structure shall be submitted <br /> for review. See IEBC Sections 202, 507, 1103.3.2, and 301.1.4.1. <br /> 22. Continuing with the previous comment, the existing building includes a change of occupancy <br /> due to the ground floor assembly area. The existing lateral system shall satisfy the <br /> requirements of IEBC Sections 1007.2 and 1007.3. The requirements apply to all existing <br /> lateral elements regardless of whether they are subject to increased loading from the addition. <br /> 23.The new and existing structures are tied together and cannot behave independently. Note that <br /> the east-west direction of the existing building's first story includes stiff wood cripple walls and <br /> full-height concrete walls that will likely attract all of the first story lateral loading. The <br /> structural calculations should include a lateral analysis substantiating the load distribution to <br /> both the new and existing elements. Drag elements and improvements to the existing lateral <br /> elements and anchorages shall be provided as needed. See IBC Sections 1604.4 and 1613.1, <br /> and ASCE 7-10 Sections 12.7.3, 12.10.2, and 12.12.3. <br /> 24.The addition is connected to the existing building to create a single structure. The elements <br /> interconnecting the addition to the existing structure shall have a minimum capacity per ASCE <br /> 7-10 Section 12.1.3.
