The roof plan on Sheet A-7 does not specify framing for the east roof eve.The plywood sheathing is <br /> not structurally adequate for the approximately 2-foot cantilever.A detail shall be provided showing <br /> the required construction.The construction shall be sufficient to resist both gravity loading(e.g., <br /> self-weight,snow)and uplift due to wind.See IBC Sections 107.2.1, 1603.1, 1604.1, 1613.1, and <br /> 2306.1,ASCE 7-10 Chapter 30,and AWC SDPWS-15 Section 3.4.1. <br /> Please refer to the updated roof framing plans. <br /> 18. The floor framing plan on Sheet A-4 specifies a new steel beam at the existing exterior east wall. <br /> See IBC Sections 107.2.1, 1603.1, 1604.1 The following comments shall be addressed: <br /> a. The calculations are based on a 24'-8"span while Sheet A-2 indicates the span is 28'-3".The <br /> calculations do not include an additional 15 psf partition load per IBC Section 1607.5. It appears <br /> that the W12x45 beam noted in the calculations is overstressed and should be revised. Note <br /> that the point loading, presumed to be from the roof,should be clarified. <br /> b. The required size of the beam shall be specified on Sheet A-4. <br /> c. Sheet A-2 appears to specify a 4x6 post at the north end of the beam. The support at the south <br /> end shall also be specified. <br /> d. Details and calculations for the connections between the beam and posts shall be submitted for <br /> review. <br /> Please refer to the attached structural calculations for the design of the steel beam and posts <br /> 19. The following comments shall be addressed for the headers shown in the floor and roof framing <br /> plans on Sheets A-2,A-4 and A-7, respectively: <br /> a: The headers on Sheet A-7 shall be specified. See IBC Section 1603.1. <br /> b. Calculations substantiating the design of the headers shall be submitted for review. See IBC <br /> Sections 1604.1 and 2306.1. <br /> c. The drawings shall specify jack and king studs for the headers. Details for the studs, including <br /> inter-stud fasteners,shall be provided.See IBC Section 1603.1. <br /> d. Sheet A-2 specifies interior 4x6 headers at the new wall. Calculations and details for the header <br /> shall be provided for review.The design shall include tributary roof loads. <br /> Please refer to the attached structural details on S4.1 for header and column details. Please refer <br /> to the attached structural calculations for design of all headers and beams. <br /> Lateral System: <br /> 20. The structural calculations do not include a lateral design for the addition. Documentation <br /> substantiating the design of the addition shall be submitted for review.The calculations shall <br /> substantiate the design of the entire lateral load path including, but not limited to:shear walls <br /> including boundary elements,holdowns across floor lines and to the foundations,sill plates,sill <br /> plate anchorage,and straps around openings where used;diaphragms including chords and <br /> collectors; and foundations including soil bearing and uplift resistance.Gravity framing supporting <br /> discontinuous lateral elements shall be designed for overstrength per ASCE 7-10 Section 12.3.3.3. <br /> The design shall meet seismic detailing requirements per IBC Section 1604.10.Additional comments <br /> may be provided pending a review of the lateral design.
