18249.10 Everett Housing =rity October 52018
• Comment Response age 6—ore)
Please refer to the attached structural calculations for lateral design of the addition and existing
structure. Holddowns and shear wall callouts have been added to the plans.
21. The structural calculations do not include a lateral analysis of the existing structure. The existing
structure has been modified and is subject to increased loading from the addition. Calculations
substantiating the lateral performance of the existing structure shall be submitted for review.See
EBC Sections 202, 507, 1103.3.2,and 301.1.4. 1.
See comment above.
22. Continuing with the previous comment, the existing building includes a change of occupancy due to
the ground floor assembly area. The existing lateral system shall satisfy the requirements of EBC
Sections 1007.2 and 1007.3. The requirements apply to all existing lateral elements regardless of
whether they are subject to increased loading from the addition.
The layout of the ground floor assembly has been updated to keep the occupancy the same.
23. The new and existing structures are tied together and cannot behave independently. Note that the
east-west direction of the existing building's first story includes stiff wood cripple walls and full-
height concrete walls that will likely attract all of the first story lateral loading. The structural
calculations should include a lateral analysis substantiating the load distribution to both the new
and existing elements. Drag elements and improvements to the existing lateral elements and
anchorages shall be provided as needed.See IBC Sections 1604.4 and 1613.1,and ASCE 7-10
Sections 12.7.3, 12.10.2,and 12.12.3.
Please refer to attached structural calculations and structural details. Holddown and shearwall
callouts have been added to the plans.
24. The addition is connected to the existing building to create a single structure. The elements
interconnecting the addition to the existing structure shall have a minimum capacity per ASCE 7-10
Section 12.1.3.Calculations substantiating the interconnection of the new and existing structures
should be submitted for review. Note that this shall be in addition to the design requirements for
the lateral force resisting systems of the existing structure and the addition. See IBC Section 1613.1
and ASCE 7-10 Section 12.12.3.
The existing structure will be re-sheathed and upgraded with new holddowns and the new
foundation will be tied into the existing structure.
25. The construction drawings do not include requirements for the structural diaphragms. The
construction of the diaphragms shall be specified, including but not limited to sheathing grade and
thickness, edge and field nailing, and blocking requirements. See IBC Section 2306.1 and AWC
SDPWS-15 Section 4.2
Please see the attached structural drawings for diaphragm construction.
250 4th Avenue South,Suite 200
Edmonds,WA 98020
0 ph.425.778.8500 I f.425.778.5536
ENGINEERING www.cgengineering.com
