Mr. Randy Heltne <br /> Everett Housing Authority <br /> Plan Check Number: B1807-032, Second Review <br /> October 17, 2018 <br /> Sheets A-6 and A-7 indicate that a prefabricated roof truss may align with the existing east wall <br /> below and provide a load path between the roof diaphragm and wall line. The design load for <br /> the truss shall be specified in the structural design criteria; the load shall be identified as <br /> allowable or nominal. If the truss is not part of the lateral load path, tributary roof diaphragm <br /> loads shall not be directly applied to this wall line. See IBC Sections 107.2.1, 1603.1.8, and <br /> 1604.4. <br /> 29.This comment has not been completely addressed. Calculations for the design of the holdowns <br /> to the concrete foundations shall be submitted for review. The holdown forces shall be <br /> increased per ACI 318-14 Sections 17.2.3.4.3 and 17.2.3.3. The overstrength factor shall be <br /> applied to the seismic component, not the net uplift force. Note that the holdown forces in the <br /> structural calculations are based on ASD load combinations; forces shall be recalculated using <br /> LRFD load combinations. See IBC Sections 1604.10, 1613.1, and 1901.2, and ASCE 7-10 <br /> Section 12.4.3.2 Equation 7. <br /> Miscellaneous: <br /> 30.This comment has not been completely addressed. The project includes a new canopy on the <br /> west side of the building. See IBC Sections 107.2.1, 1603.1, and 1604.1. The following <br /> comments shall be addressed: <br /> a. The roof ridge beam and beam supporting the king post are framed with 4x8 beams, while <br /> the more lightly-loaded eaves are framed with 6x8 beams. Verify the size of the ridge and <br /> king post beams. <br /> b. The roof ridge beam appears to be supported by a 4x4 post that bears on an existing <br /> (2)2x10 header. However, the canopy roof frames over the existing roof framing. Verify <br /> the load path. Provide a detail including framing connections clarifying the condition. <br /> c. The eaves are framed with 6x8 beams that extend back to and appear supported by the <br /> existing building corners. <br /> i. The framing appears to conflict with the existing roof eave framing. A detail clarifying <br /> the construction shall be provided. <br /> ii. A details connecting the beams to their supports shall be provide. <br /> d. Positive connections shall be provided between the posts and foundations on Sheet A-3. <br /> e. Detail 4/S5.1 appears to show the king post at the canopy. <br /> i. The detail shall be referenced on Sheet A-1. <br /> ii. The detail shall provide a positive connection between the king post and the supporting <br /> 4x8 beam. <br /> Additional Comments: <br /> 31.The Holdown and Shear Wall Schedules on Sheet S2.1 have been added in response to the <br /> original review comments. The capacities in the schedules shall be identified as allowable or <br /> factored.
