Mr.Randy Heltne
Everett Housing Authority
Plan Check Number: B1807-032, Second Review
October 17, 2018
21. No additional comment.
22. No additional comment.
23. No additional comment.
24. No additional comment.
25. No additional comment.
26.This comment has not been completely addressed. Section 6/S4.2 has been added in response
to the original comment. See IBC Section 107.2.1. The following comments should be
addressed:
a. The detail on Sheet A-6 should be removed.
b. Sheet A-2 references Detail 5/S4.2 near the middle of the beam. Verify if the reference
should be for Detail 6/S4.2.
c. The nailing requirements for the existing diaphragm sheathing to the nailer should be
specified.
d. Calculations shall be submitted verifying the connection of the Main Level diaphragm to the
beam, including the capacity of the nailer. The nailer connection shall include loads from
the Main Level diaphragm and the shear wall above. The shear loads shall include the 25%
increase per ASCE 7-10 Section 12.3.3.4 Item 2.
e. The beam will act concurrently as a collector transferring shear wall loads from above to
the walls at the south end of the beam. Calculations the combined loading of the beam
shall be submitted for review. The axial component shall include the 25% increase per
ASCE 7-10 Section 12.3.3.4 Item 2. See IBC Sections 1613.1 and 2205.1, and AISC 360-10
Section H1.
f. The beam shall be connected to the shear walls at the Ground Floor story to transfer lateral
forces from above. A detail for the connection shall be included in the construction
drawings. The detail shall be of sufficient length to develop the load into the shear walls;
the length calculation shall consider reduced available wall capacities due to the direct
transfer of loads from lateral elements above the walls. Calculations substantiating the
connection shall be submitted for review. The axial load shall include the 25% increase per
ASCE 7-10 Section 12.3.3.4 Item 2.
27. No additional comments.
28.This comment has not been addressed. The framing plan on Sheet A-7 does not specify in-
plane shear loads for the truss. In addition, details between the truss, the roof sheathing, and
the shear walls are not provided to transfer the loads. Note that page 61 of the structural
calculations indicates that the west side of the building is not subject to increased loads due to
the addition. This assumption is not correct if the roof diaphragm is not provided with a direct
load path at the original east exterior wall of the building to the shear wall below through the
new truss. The original comment is provided below.
CITY OF EVERETT • 3200 Cedar Street • Everett,WA 98201 • (425) 257-8810 • Fax(425) 257-8
