Oi I fl I Zai( W i ck m-- c.gi(p-O <br /> Ted Budden <br /> To: Cynthia Keirsey <br /> Subject: 3415 Oakes Ave. <br /> Cindy, <br /> Here is a summary of my observations made today during the inspection conducted with you at 3415 Oakes Ave. <br /> The house has had construction and alteration work conducted without required permits and approvals.The record of <br /> this activity and the associated violations dates back over several years. <br /> Historic efforts to bring the property into compliance by this office and the code enforcement office have not been <br /> successful.The property remains in violation and is occupied. <br /> Here is a brief list of violations observed today during our visit: <br /> Smoke alarms are missing at some required locations and some installed alarms not functional as required by section <br /> 704.2 IPMC <br /> A gas fired hot water heater is installed in a bedroom closet,this is prohibited by section 303.3 of the International <br /> Mechanical Code and 603.1 of the IPMC. <br /> The main stairway lacks a handrail as required by section 307.1 of the IPMC. <br /> Exposed electrical wiring and open connections were observed in the upper west bedroom area. IPMC section 605.1 <br /> The basement area of this building has had extensive alteration work without required permits and approvals. This work <br /> includes electrical wiring and equipment installed, mechanical and plumbing equipment installed.Wall framing and <br /> structural alterations conducted. Portions of this alteration work is clearly in violation of code and potentially unsafe. <br /> Open electrical equipment and conductors were observed. Open plumbing piping was observed.A sewage spill was <br /> observed to have occurred in the basement area. IPMC 605.1 IPMC sections 504.1 and 506.1 <br /> Permits are required to abate these violations and conditions.
