• <br /> 11. All exposed ground must be reseeded within 30 days of the completion of construction. If reseeding <br /> is not practical due to weather or seasonal problems,the ground must be covered with mulch as <br /> directed by the City Engineer. <br /> 12. Temporary erosion control measures for construction activity must be operational prior to <br /> commencement of any clearing or earthwork. <br /> 13. Parking must be per City Zoning Code and City Design and Construction Standards and <br /> Specifications. For the 84,575 s.f. self service storage facility,the parking requirement is one stall <br /> per each 300 square feet of office area,plus two stalls for manager's living quarters. This <br /> information will be verified at the time of building permit application. <br /> 14. A pedestrian circulation system for the site must be approved by the Planning Director and Traffic <br /> Engineer prior to the issuance of any building permits. Walkways must allow pedestrians and <br /> wheelchairs to gain easy access from sidewalks and bus stops to building entrances through the use of <br /> paths which are physically separated from vehicle traffic and maneuvering areas. (See the city's <br /> Design and Construction Standards and Specifications Manual and Section 39.165 of the Zoning <br /> Code.). <br /> 15. Placement and screening of refuse disposal areas must be provided per Section 39.080 of the Zoning <br /> Code as follows: <br /> 16. Garbage receptacles, dumpsters, and recycle bins shall be provided in all multiple family, <br /> commercial, industrial, and institutional developments and shall not be located in a required front <br /> yard setback area,or street side setback area for corner lots. Where an alley abuts a lot,the garbage <br /> receptacles,dumpster,or recycle bin shall be located adjacent to the alley. <br /> 17. All garbage dumpsters and recycle bins must be screened from view from the street and from <br /> adjacent properties. This screening may be done using dense vegetation or by placing the clumpster <br /> or recycle bin in a structural enclosure. <br /> 18. For specifics on design of refuse and recycling facilities,contact Rubatino Refuse Removal, Inc. at <br /> 259-0044 for areas generally north of 112th Street. For areas east of I-5 from Valley View south, <br /> contact Waste Management Northwest,Inc. at 337-1197. <br /> 19. Any rockeries or retaining walls proposed in required setback areas must be in conformance with <br /> Section 39.150 of the Zoning Code. <br /> 20. Rooftop mechanical equipment, including vents,must be screened per Section 39.040 of the Zoning <br /> Code. <br /> 21. Maximum building height in the C-1 zone is 50 feet. <br /> 22. Landscaping must be provided per the Development Agreement,Mitigation Item#4 of this decision, <br /> and Section 35 of the Zoning Code. <br /> a.
