(I) If a lot or development site contains a total of ten or fewer parking spaces, or not more than four <br /> thousand square feet of parking and maneuvering area, whichever is less, no landscaping is required in <br /> the internal area of parking Iots. <br /> (2) If the parking area contains more than ten parking spaces or four thousand square feet of maneuvering <br /> area, and less than one hundred parking spaces, a minimum of one tree shall be planted for every eight <br /> parking spaces. Calculations resulting in a fraction larger than one-half shall be rounded up to the next <br /> whole number. <br /> (3)If the parking area contains one hundred or more parking spaces, a minimum of one tree shall be planted <br /> for every six parking spaces. Calculations resulting in a fraction larger than one-half shall be rounded up <br /> to the next whole number. <br /> (4)Outdoor storage areas and vehicle sales do not require interior landscaping;however, such sites shall still <br /> provide landscaping along street frontages and other lot lines as required by subsection A of this section <br /> and Table 35-1. <br /> Landscape areas must be planted and located per Section 35.080.E of the Zoning Code. <br /> b. Prior to issuance of any permits,landscaping plans must be reviewed and approved by the <br /> Planning Department per Section 35.100 of the Zoning Code. The landscaping plan must show <br /> location and dimensions of required vegetated swales,wetponds, detention ponds,rockeries and <br /> retaining walls,and grading at 2 foot intervals. Irrigation systems must be provided in all <br /> landscaped areas per Section 35.130 of the Zoning Code. A 2 year maintenance assurance device <br /> must be provided for the landscaping per Section 35.130B of the Zoning Code. <br /> 23. Outdoor storage of cars, boats,or other vehicles or materials is not authorized by this decision. A <br /> separate land use approval will be required for such activity under EMC Chapter 19.41.100.B. <br /> 24. Signage—All signs on this site must comply with the requirements of EMC Chapter 19.36. (Sign <br /> Category `A'),with the exception that no freestanding sign will be allowed adjacent to Interstate-5, <br /> per the Development Agreement. <br /> 25. The Washington State Clean Air Act requires the use of all known,available, and reasonable means <br /> of controlling air pollution,including dust. Dust generated during construction activities can be <br /> controlled by wetting those dust sources such as areas of exposed soils,washing truck wheels before <br /> they leave the site,and installing and maintaining gravel construction entrances. Construction <br /> vehicle track-out is also a major dust source. Any evidence of track-out can trigger violations and <br /> fines from the Department of Ecology or the Puget Sound Clean Air Agency. <br /> Gateway Corridor Policies: <br /> 1. The following arterials and highways are designated as"gateways corridors"for which particular <br /> attention will be given to the design and maintenance of public improvements and the application of <br /> standards to development of abutting properties: <br /> Broadway north of 41St Street, West Marine View Drive, Pacific Avenue, Hewitt Avenue, <br /> Everett Avenue, Rucker Avenue between 19th Street and 43rd Street, Colby Avenue, Mukilteo <br /> Blvd, 41St Street, Evergreen Way, Everett Mall Way, 19th Avenue SE, 128th—1321"d Street <br /> corridor, SR 526, and Interstate 5. <br /> 2. The design and implementation of public improvement projects undertaken in any of the designated <br /> gateway corridors identified above shall include aesthetic as well as functional considerations in <br /> 6 /e <br />
