permits being issued. All improvements shall be completed and approved by <br /> the Public Works Inspector and Planning Department Inspector prior to Final <br /> Short Plat Approval. Recording of the Short Plat is eligible once Final Short <br /> Plat Approval has been granted. <br /> A Landscape Plan meeting the requirements of EMC 19.35.100 must be <br /> submitted with the Public Works Permit Application. Landscape plans must be <br /> prepared by professionals licensed or certified in Washington State. The <br /> landscape plan may be incorporated into the site development plan or provided <br /> separately. <br /> oCHS must provide a minimum of 12 street trees no greater than 30 feet on- <br /> center along the Berkshire Drive frontage. All trees are required to have a <br /> minimum caliper..of 2.5" and minimum height of six feet at the time of planting. <br /> Trees must be installed, staked and mulched prior to final approval. Mature <br /> landscaping shall be kept open at a height from three feet to eight feet to <br /> provide for natural surveillance onto the property from the Berkshire Drive <br /> frontage. <br /> 4. A Planning Department inspection is required prior to final approval of the <br /> preliminary short plat improvements and the recording of the final plat map. <br /> This includes an inspection of the landscaping, fencing, retaining wall heights, <br /> and any other Planning Department conditions/zoning code requirements. Call <br /> 425.257.8731 to schedule an inspection with the Project Planner. This <br /> requirement requires an inspection. <br /> Frontage improvements along the entire Berkshire Drive frontage of the original <br /> parcel are required prior to final short plat approval and shall comply with City <br /> of Everett design requirements and development standards. A five-foot wide <br /> easement is required along the entire project frontage on Berkshire Drive in <br /> order to construct and maintain the entire sidewalk within the right-of-way or <br /> public access easement, acceptable as shown. This easement may have to <br /> increase in width to accommodate the entire sidewalk width if the sidewalk is <br /> designed to be wider than five feet in order to place the existing power poles if <br /> power poles are not relocated out of pedestrian travel lane. The frontage <br /> improvements design will be approved as part of the Public Works Construction <br /> Permit for short plat improvements. <br /> 6. Temporary erosion control measures for construction activity must be <br /> operational prior to commencement of any clearing or earthwork. <br /> 7� A stop sign is required at the point where the shared site access driveway <br /> intersects Berkshire Drive. <br /> 0 Water services and sewer stubs must be installed to Lot 3 prior to final <br /> approval. <br /> E:i/7172)) <br />
