20. Stormwater shall be managed in accordance with the stormwater standards in <br /> effect at the time of complete building permit issuance or other type of <br /> construction permit application is issued by the City. <br /> 21. All proposed lot line corners must be staked prior to final approval. <br /> 22. A fire hydrant shall be located within 100 feet of a fire department connection or <br /> standpipe. 2015 IFC, 507.5.1.1 <br /> 23. Final Short Subdivision Review: A final short subdivision review is required at • <br /> time of submitting the final short subdivision map to the City. The final map <br /> must be submitted to City of Everett Permit Services for review. <br /> 24. The project's Public Works Project number is 1202-2016-004 which must be <br /> noted at the top of the final plat map. The address for each lot must also be on <br /> the final plat map. They are as follows: Lot 1: 6107 Berkshire Drive; Lot 2: <br /> 6003 Evergreen Way; and Lot 3: 6200 Berkshire Drive. <br /> 25. Final approval of this short subdivision shall be granted only upon the <br /> satisfactory completion of the above-specified requirements and improvements <br /> within five years from the date of this approval. Preliminary Approval will lapse <br /> if all of the specified requirements and improvements have not been completed <br /> to the satisfaction of the City prior to this expiration date. <br /> Review Process III — Special Property Use Permit and Landscape Modification <br /> Conditions: <br /> 1. Construction permits, inspections and final approvals are required for <br /> construction of the supportive housing facility. (Contact the City of Everett <br /> Permit Services to inquire about construction permit application forms, <br /> submittal requirements and fees or go online at www.everettwa.gov). <br /> 2. All construction plans must be designed from a site survey performed by a <br /> licensed State of Washington land surveyor. <br /> 3. Any grading/fill on this site shall be done in a manner that does not impact the <br /> surrounding properties. <br /> 4. Temporary erosion control measures for construction activity must be <br /> operational and effective prior to commencement of any clearing or earthwork. <br /> 5. No trees shall be planted on top of existing or proposed underground utilities. <br /> 6. CHS shall identify all existing and proposed utilities and ensure that they are <br /> correctly shown and labeled on the plans. The plans shall include: sizes, <br /> materials and associated easements prior to permit application submittal. <br />
