•
March 7, 2011
Mr. Paul Thompson/Kolbear,Inc.
L&A.Job No. 11-001 •
Page 3
provided us, as shown on Plate 2—Site Plan, the plat site is an irregularly-shaped parcel of land,
consisting of two approximate rectangles adjoined at the corner. The northeast rectangle
contains Lots 1 and 2, while the entire southwest rectangle is occupied by Lot 3. Lots 1 and 2 is
relatively flat, sloping very gently down to the north. Lot 3 generally declines westward, with its
eastern 50 feet gently sloped and its remaining area moderately steep to steep at about 22% to
45%grade.
An existing paved driveway runs through the northern area of Lots 1 and 2, with a short stub
curving south to an existing garage sitting at the west end of the existing house on Lot 1. We
understand that this existing driveway will be removed for the proposed new development. The
unpaved area of Lots 1 and 2 is covered by lawn grass, with occasional trees dotting the south
perimeter of Lots 1 and 2. Most of Lot 3 is also covered by lawn grass, with patches of brush and
occasional trees in the middle of its western half.
GEOLOGIC SETTING
The Preliminary Geologic Map of the Everett 7.5-Minute Quadrangle, Snohomish County,
Washington, by James P. Minard, published by U. S. Geological Survey in 1985, was referenced
for the geologic and soil conditions at the subject site. According to this publication, the surficial
soil units at and in the vicinity of the plat site are mapped as a Vashon Till (Q`,t) underlain by
Advance Outwash(Qva).
SOIL CONDITION
Subsurface conditions of the subject plat site were explored with nine test pits. These test pits
were excavated on January 5 and 10, 2011, with a rubber-tracked backhoe, to depths from 5.5 to
8.0 feet. The approximate locations of the test pits are shown on Plate 2 - Site and Exploration
LIU & ASSOCIATES, INC.
