r <br /> 1. PROJECT OVERVIEW <br /> This document is intended to provide the engineering information necessary to support the <br /> building permit application for a new single family residence (SFR) and driveway in the City <br /> of Everett. The site covers 0.51 acres. The existing site is currently developed and contains <br /> an existing single family residence (SFR), gravel driveway, pool, and concrete patio. The <br /> proposed disturbance area will cover approximately 15,708 sf. The proposed SFR will be <br /> set approximately 55 feet north of the southern property line. Access to the new SFR will <br /> be taken from the proposed concrete driveway which will take access from the existing <br /> roadway to the south (Shore Ave). <br /> The parcel is currently developed and is surrounded by developed parcels to the east and <br /> the west. There is a steep on-site slope to the north that slopes down. Beyond the northern <br /> property line is a railroad easement and shortly beyond the railroad easement is the Puget <br /> Sound. <br /> This development proposes to remove an existing SFR and gravel driveway, and construct <br /> a new SFR with a concrete driveway taking access off of Shore Ave. The total new plus <br /> replaced impervious surfaces equal 6,523 sf(0.15 acres). <br /> Roof runoff from the proposed hard surfaces will be tightlined and connected to an existing <br /> storm drain. All drainage improvements have been designed to meet or exceed the 2014 <br /> DOE Stormwater Management Manual. <br /> The project location is 3815 Shore Ln, in the City of Everett, and in SW 1/4, Section 34, <br /> Township 29N, Range 4E.
