2. EXISTING CONDITIONS SUMMARY <br /> The entire property consists of 0.51 acres. Runoff generated from the existing site sheet <br /> flows primarily in the northwestern direction down a steep slope, across a railroad track, and <br /> into the Puget Sound. This project will not affect any off-site flows from passing through or <br /> around the site as in the existing conditions. <br /> Land use around the site is primarily single-family homes. The parcel associated with this <br /> project is developed and currently contains an SFR, gravel driveway, pool, and concrete <br /> patio. The grades on the site, in the area of the proposed SFR, are flat and average less <br /> than 5% down to the northwest.
