0 <br /> 20 <br /> ter <br /> CITY OF EVERETT <br /> PLANNING DIRECTOR DECISION <br /> Review Process II#17-018 ` <br /> December 21, 2017 <br /> The City of Everett Planning Director grants APPROVAL of a request by Ronnie Rene Baker to build a <br /> 720 square foot detached accessory building up to a maximum height of 20 feet located at 2424 Walnut <br /> Street,Everett, WA 98201. <br /> The following conditions shall apply: <br /> 1. Construction permits, inspections, and approvals must be obtained for the structure in <br /> accordance with established building code requirements. The final design, height, square <br /> footage, and/or roof pitch of the proposed accessory building requires Planning Department <br /> approval. <br /> 2. The accessory building's roof pitch shall be a minimum 6:12; or equal to or greater than the <br /> roof pitch of the primary residence. <br /> 3. A height survey will be required if the proposed height of the structure exceeds 19-feet. The <br /> Base Height Survey shall be submitted with the construction permit application materials and <br /> the Height Survey shall be required at time of framing. Submit the survey to the building <br /> inspector at the time of the inspection. <br /> 4. The accessory building's siding and roofing material must be compatible with the dwelling. <br /> 5. A covenant acceptable to the City Attorney's office shall be recorded on the title of the <br /> property stating that the property owner acknowledges the requirements of EMC 19.07.020, <br /> and stating that the use of any accessory building is limited to accessory activities permitted <br /> by the zone in which the property is located, and that the accessory building shall not be <br /> converted to living area or used for any purposes which are not in full compliance with <br /> zoning and building code requirements. <br /> Chapter 7 of the Everett Municipal Code (EMC) states that the Planning Director may look at such <br /> factors as view obstruction, aesthetic impact on surrounding properties, and impact on neighborhood <br /> character. The Planning Director approved the detached accessory building to exceed thefifteen-foot <br /> maximum height limit based on the following: <br /> The subject property is approximately 10,080 square feet with an existing 1,148 square foot single <br /> family residence, a 400 square foot attached garage, and an 80 square foot shed. The proposed garage <br /> will be located off the alley in the northwest corner of the lot, approximately six feet from the rear and <br /> north-side property lines. The building will have a minimum roof pitch of 6:12 and the siding and <br /> roofing material will be compatible with the dwelling. No comments were received during the public <br /> comment period.
