These comments address building issues only. Additional revisions or additions may be required by other departments (such as Utilities, Planning or Fire). All references refer to the (2012 International Building Code,) (2012 International Residential Code,) as amended by the State of Washington and/or Washington State Energy Code 2012 Edition, and adopted by the City of Everett, unless stated otherwise. In order for the processing of your application to continue, it will be necessary to provide the Building Division with two new complete sets of drawings reflecting the corrections requested. 1. Provide gravity calculations for double floor joists in the garage that are supporting the wall and roof of the second floor. 2. Provide minimum 18"x 24"crawl space access. Show location of access opening on plans. 3. Locate foundation vents outside of braced wall panels that use hold down straps. 4. The plans call out floor trusses and floor joists. Specify the type and model numbers for the floor trusses (such as 14"Trusjoist 550 at 16"o.c.), and the size, species and grade of the floor joists. 5. Provide gravity calculations for the 5-1/8"x 13-1/2"GLB supporting point load from 2nd floor wall and roof (Garage door header). 6. Projections located in the 5 foot side yard setback are required to be protected on the underside with one-hour fire-resistance rated construction with no openings allowed.
