These <br /> comments address building issues only. Additional revisions or additions may be required by other <br /> departments such as Utilities, Planning or Fire. All references refer to the 2015 International Building <br /> Code (IBC), 2015 International Residential Code (IRC), as amended by the State of Washington <br /> and/or Washington State Energy Code (WSEC) 2015 Edition, as adopted by the City of Everett, <br /> unless stated otherwise. <br /> In order for the processing of your application to continue, it will be necessary to provide <br /> the Building Division with two new complete sets of drawings reflecting the corrections <br /> requested. <br /> Construction documents shall be of sufficient clarity to indicate the location, nature and extent of <br /> the work proposed and show in detail that it will conform to the provisions of the building code <br /> and relevant laws, ordinances, rules and regulations. <br /> Energy Code <br /> 1. Each dwelling unit in a residential building shall comply with sufficient options from Table <br /> R406.2 so as to achieve the following minimum number of credits; <br /> Medium dwelling units — 3.5 credits (1500 s.f. to 5000 s.f.) <br /> Specify the requirements for each option chosen to gain Energy Credits per section R406.2 <br /> of the WSEC, do not simply reference the option chosen. <br /> 2. Slab-on-grade in conditioned spaces requires minimum R-10 rigid insulation around the <br /> perimeter with a thermal break. Provide section and/or details, specific to this structure, <br /> showing the insulation for foundations at the perimeter of the dwelling, between the <br /> garage and living space and between the storage area in the garage and the living space. <br /> Designate on the plans.if the storage room is conditioned. The Typical Exterior Wall Detail <br /> on sheet 5 appears to show insulation under the entire slab-on-grade, please clarify if this <br /> is correct.
