08l18/2005 15:27 4257478561 GEOTECH PAGE 02 <br /> GEOTECHNICAL ENGINEERING STUDY <br /> Proposed Original Roadhouse Grill <br /> 11804 Hlghway 99 <br /> Everett, Washington <br /> This report presents the findings and recommendations of our geotechnieal engineerins study for <br /> the property at 11804 Highway 99 in Everett. <br /> We were provided with a topographic survey of the e�risting property and a site plan of the <br /> proposed developme�t. J. Becker and Associates prepared the survey, which is dated January 39, <br /> 2007. Freiheit 8 Ho Architecis prepared the site plan, which is dated July 1, 2005. Based on this <br /> plan and convelsations with Freiheit & Ho Archftects, we undersiand that the eristing huilding at <br /> the southeast Comer of the property will be demolished and two new buildings will be eonstructed. <br /> A retaii building with a foo'.print of appro�mately 15,500 square feet will be eonstructed on the <br /> southwestem portion oT the property. A restaurant with a footprint of approximately 7,800 square <br /> feet will be constructed on the southeastem portion of the property. Both structures are aMicipated <br /> to be onyrade (no basements) with slab floors. Ava�lable areas of the property surrounding the <br /> proposed structures will be covered with asphalt parking. The existing wetland located at the <br /> northwest oomer of the property will not be disturbed. The plan provided to us shows a 37.5-foot <br /> setback between the proposed development and the wetiand boundary. <br /> If the sCope of the pmject changes from what we have described above, we should be provided <br /> with revised plans in order to determine if mod�cations to the recommendations and Conclusions of <br /> this report are wa�ranted. <br /> S1TE CONDITIONS <br /> SURFACE <br /> The vcinity Map, Plate 1, illustrates the genetal location of the property, The irregular-shaped, <br /> 3.7-acre property is situated between Airpor! Road and State Route 99 in south Everett. The <br /> property occupies approximately 353 feet of irontage along Airport Road (west boundary), 426 feet <br /> of frontage along the Cerrter Road right-of-way (south boundary), and 262 feet of frontage along <br /> State Route 99 (east boundary). A one-stoty abandoned building is located at the southeast comer <br /> of the propeRy. The remainder of the development aroa is level and covered with grass and gravel <br /> paricing. A wetland is located at the northwest cor^sr of the property. The ground adjacent to the <br /> wetlanc+ generally siopes at a moderate rate over approximately 5 ta 10 vertical feet into tha <br /> wetland. <br /> Office and reta�l buildings border the property to the north and south. Airport Road Business Park, <br /> consisting of one- and two-story office buildings, borders the property to the northwesR The Aurora <br /> Rents rental facility borders the property to the northeast. Separating the subject property from the <br /> adjacent southem buildings is a storm detention pond that is located on the Center Road right-of- <br /> way.
