J. Becker and Associates prepared the survey, which is dated ,lanuary 31, <br /> 2001. Freiheit & Ho Architects prepared the site plan, vNtiGh is dated Jufy 1, 20U5. Flased on this <br /> plan and conversations with Frelheit & Ho Arch(tects, we underetand that fhe ebstir.g huilding at <br /> the southeast comer of the property wip be demolisltEd and two new bu(Idings wiil be construc!ed. <br /> A retail building with a footprir.t of appro�omately 15,500 square feet wfll be constturted on the <br /> southwestem portion of the property, A restaurar�t wfth a {ootprirn of approximately 7,800 square <br /> feet�vill be constructed on the southeastem pottion of the propetty. Both struotures are aMidpated <br /> to 6e on-grade (no basements) with slab floors, Avaiiable areas of the pmperty aurraunding the <br /> p!oposed structures will be covered with asphalt parkin9• The existing weUand located at the <br /> northvvest comer of the property will not be dfsturbed. The plan provided to us shows a 37.5-foot <br /> setback between the proposed developmerrt and the wetland boundary. <br /> If the scope of the project changes from what we have described above, we should be provided <br /> with revised plans in order to detertnine if modfications to the recommendations and condusions of <br /> this report are warranted. <br /> SITE CONDITIONS <br /> SURFACE <br /> The Vcinity Map, Plate 1, illustrates th? general IocaUon of the property, Th: irregular-shaped, <br /> 3.7-aae property is situated between Airpoh Road and State Route 99 in south Everett.� The <br /> property occupies approximately 353 feet of troMage along Airport Road (west boundary), 425 feet <br /> nf froMege along the Cerrter Road right-of-way (south boundary), and 262 feet of irantage along <br /> State Route 99 (east boundary). A one-story abandoned building Is Iocated at the southeast comer <br /> of the property. The remainder of the develepment area is level and covered with grass and Bravel <br /> parlcing. A wetland is located at the northwest comer of the property. The ground adjacerrt to the <br /> wetland generally slopes at a moderate rate over approximately 5 to 10 verticai feet into tlta <br /> wetland. <br /> Office and retail buildings border the property to the north and south. Airport Road 9usiness Park, <br /> consisting of one-and two-story office buildings, borders thc property ta the northwest Tha Aurara <br /> Rents r�entai facility borders the propetty to the northeast. Separating the subject property from the <br /> adjacent southem buildings is a storm detention pond that is located an the Center Road right-of- <br /> way.
