It is understood per discussions with the project architect that the design for the area between <br /> Grids E.3-F.6/2.9-4.6 may be revised. The architect has indicated the area will be revised to <br /> include a 125 psf storage area above the office/laboratory space. Based on this <br /> understanding, a review of this area has not been performed at this time. Revisions to this <br /> space should be included in the revised submittal. Additional comments may be provided <br /> pending the review for this portion of the project. Alternatively, it is understood that the <br /> applicant may opt to remove this area from the current phase of the project. The intended <br /> work for this area should be clearly shown and supporting documentation provided for review <br /> as required. See IBC Section 107.2.1. <br /> 2. It is understood per discussions with the project architect that multiple additional mezzanines <br /> are planned in the areas currently designated as storage. In addition, portions of the storage <br /> areas may be used for non-storage purposes (e.g., research/testing space, etc.). These tenant <br /> improvements will be submitted in future phases. The applicant should be aware that the <br /> occupant load is being determined based on the space allocation in the phase of work. Future <br /> phases will be required to verify that the design is adequate for the additional tenant <br /> improvements. Required modifications to the existing building, including the current tenant <br /> improvements, must be determined based on the increased occupant load or other factors <br /> associated with the subsequent phases (e.g., egress requirements, fire protection, etc.). See <br /> IEBC Section 504. <br /> Egress: <br /> 3. Sheet A0.1 shows exit signs located throughout the building. The building appears to require <br /> additional exit signs at multiple locations. Locations requiring signs include the exits at the <br /> corners of the building where the door is not visible by line-of-site, at doors and hallways <br /> leading into the office and lab spaces along Grid 2, and at intermediate doors and hallways <br /> through the tenant spaces on Grid 2. Direction arrows shall be provided where required to <br /> clarify the direction to the exits. Note that the location of several signs is not clear. The exact <br /> location shall be indicated. Where a sign is located above a door and can not be clearly seen <br /> by line-of-sight, an additional visible sign shall be provided. See IBC Section 1013.1. <br /> 4. The area between Grids E.3-F.6/2.9-4.6 requires egress through the fenced area to the east <br /> per Sheet A0.1. It is unclear if the doors at the south side are locked. If the doors are locked <br /> or not otherwise readily openable, the egress path shall be revised. See IBC Section 1010.1.9 <br /> Miscellaneous: <br /> 5. Sheet A2.4 indicates that the Second Floor will include blackout curtains. The Second Floor <br /> ceiling plan on Sheet A2.8 does not appear to include tracks for the curtains. Details <br /> coordinating the curtain installation with the other building systems should be included.
