A visual inspection of the wall, roof, floor, and ceiling framing was conducted. <br /> The duplex is two stories high and is built using conventional wood frame construction typical of <br /> houses built in the 1990's. The roof of the duplex is comprised of prefabricated roof trusses.The <br /> 2° floor roof trusses span 1'-6"north to south and the garage roof trusses span approximately <br /> 28' east to west. The 2nd floor joists span north to west and are supported on various load bearing <br /> walls and beams. The house is laterally supported with an exterior drywall sheathing system.A <br /> fire started by an instantaneous combustion in the garage has charred and damaged various <br /> structural members in the garage(see photo#1). The following structural components were <br /> inspected,discussed with the client,and noted: <br /> 1) A 3.125x 13.5 glulam beam located in the garage supports 15'-9"of the 2"floor roof <br /> trusses and 8"of the floor joists. The glulam grade is assumed to be Dr'/DF 24F-V4 or <br /> greater. The beam is continuous across both sides of the duplex and spans 12'-8"east to <br /> west on both sides of the existing party wall. The charring is limited to no more than an <br /> 1/8"on the sides and bottom of the beam(see photo#2-4). A reduced beam section of <br /> 2.875x13.25 can resist all anticipated loads from the roof and floor if the following is <br /> completed: <br /> a. The beam shall be cut at the middle support such that the beam acts as two <br /> independent beams; <br /> b. The glulam beam grade shall be verified; <br /> c. The beam shall be inspected to ensure the reduced beam section is not less then <br /> 2.875x13.25. Bearing locations at each end of the beam shall be completely <br /> removed of charred. <br /> d. The beam shall be supported at the center of the garage with a new 6x6 HF#2 post <br /> as per 1/SK-1.The post at the center of the garage shall bear on a new <br /> 36"x36"x12"concrete pad footing with(5)#4 bars each way as per 2/SK-2. The <br /> beam at the exterior wall shall be supported with a new 4x4 HF#2 post that bears <br /> onto the exterior strip footing as per 1/SK-2. <br /> 2) The 2x4 bottom chord of a garage truss is charred such that the section is reduced to <br /> 1.25x3.25 (see photo#5).
