Ms. Lupe Sandoval
CRM Architects&Planners, Inc.
Plan Check Number: B1805014, First Review
August 3, 2018
Egress:
6. The space is provided with only one exit from the main dining area. The area has an A-2
occupancy with an occupant load exceeding 49 per the"Building Code Analysis"schedule on
Sheet G-001. The space shall be provided with a minimum of two exits per IBC Section
1006.2.1. The exit on the south side of the building is accessed through the kitchen and
storage space, and therefore does not qualify as one of the required exits per IBC Section
1016.2 Item 5. The following comments shall be addressed for the additional exit:
a. The exits shall be separated per 1007.1.1.
b. The exit shall be accessible per 1009.1.
c. An exit sign shall be provided per IBC Section 1013.1.
d. The exit shall be provided with exterior illumination per IBC Section 1008.2. Emergency
power shall be provided per IBC Section 1008.3.2 Item 5. The means of providing
emergency power shall be specified per IBC Section 1008.3.4.
Response: An additional exit to the dining space has been provided. See updated Sheets A-101,
A-103, A-105 & E-101 addressing items above.
Accessibility:
7. The dining area on Sheet A-101 appears to consist of primarily fixed seating with at least 25
seats. The space shall provide at least two wheelchair spaces with companion seating. See
IBC Table 1108.2.2.1 and Section 1108.2.3.
Response: See Sheets A-101 for two accessible wheelchair spaces provided at dining seating.
8. The entryway between the dining room and the rest room vestibule includes short return walls.
The walls do not appear to comply with ICC A117.1-09 Figure 404.2.3.2(e) for the 42-inch
passage width and the 22-inch side clearance. The walls shall be revised or removed to
provide the required clearances. See IBC Section 1101.2.
Response: See Sheets A-103&A-503 for revised entryway between the dining room and the restroom
vestibule area; the short return walls have been removed.
Miscellaneous:
9. Detail 1/A-108 provides steel frames to support rooftop equipment. See IBC Sections 1603.1,
1604.1, and 1613.1, and ASCE 7-10 Section 13.6. The following comments should be
addressed:
a. Calculations substantiating the design of the frames should be submitted for review.
b. Calculations shall include the attachment of the frame to the roof structure. Note that the
frame system appears to be cantilever columns that will develop moments at the
connection to the roof structure. The roof structure shall be evaluated and verified to be
adequate to support the loads.
CITY OF EVERETT• 3200 Cedar Street • Everett,WA 98201 • (425) 257-8810 • Fax(425) 257-8 7—
