1. PROJECT OVERVIEW
This document is intended to provide engineering information necessary to support the
building permit application to the City of Everett for the proposed Single-Family Residence
(SFR) and concrete driveway on this lot. The site is located at 4805 Bayview Lane,
Everett, WA 98258, refer to Figure 1 for a vicinity map. This site takes access from the
existing roadway to the west. The parcel area is approximately 0.21 acres. The existing
site consists of lawn. The slope of the site, in the area of disturbance, is flat and averages
less than 5 percent down to the northwest. The new SFR will be located approximately 29
feet from the western property line.
This project proposes to construct more than 2,000 sf and less than 5,000 sf of new and
replaced impervious surfaces. Therefore, Minimum Requirements 1-5 apply to all of the
new and replaced impervious surfaces for this project along with all the converted
vegetated areas. The proposed impervious surfaces will be dispersed on-site. This
project has been designed to meet the DOE Stormwater Management Manual for Western
Washington requirements.
Figures 2 & 3 are provided to show the existing and developed basins and runoff
conditions for this site. The runoff in the existing conditions sheet flows over vegetated
surfaces to the northwest toward the northern property line.
Due to the size of this project, Minimum Requirements 1-5 apply to the proposed drainage
design as noted above. The stormwater design has been laid out to meet the DOE 2012
manual with 2014 updates.
Bayview SFR 18-0806
August 2018 Page 4
