CITY OF EVERETT <br /> PLANNING DIRECTOR DECISION <br /> Review Process II#17-017 <br /> 09/11/2017 <br /> The City of Everett Planning Director grants APPROVAL of an overheight accessory structure request <br /> by Ben Smith to build an attached overheight accessory building with a 526 square foot footprint up to <br /> a maximum height of 20 feet located at 2602 Cleveland Avenue,Everett,WA 98201. <br /> The following conditions shall apply: <br /> 1. Any change to the design, height, square footage, and/or roof pitch of the proposed accessory <br /> building requires Planning Director approval. Construction permits, inspections, and approvals <br /> must be obtained for the structure in accordance with established building code requirements. <br /> 2. A covenant acceptable to the City Attorney's office shall be recorded on the title of the property <br /> stating that the property owner acknowledges the requirements of EMC 19.07.020, and stating <br /> that the use of any accessory structure is limited to accessory activities permitted by the zone in <br /> which the property is located, and that the accessory building shall not be converted to living area <br /> or used for any purposes which are not in full compliance with zoning and building code <br /> requirements. <br /> 3. The structure's siding and roofing material must be compatible with the dwelling. <br /> 4. A height survey may be required at the time of framing. <br /> 5. Height calculations showing the actual height measured from the average base elevation will be <br /> required on the site plan and elevations at the time of building permit submittal in accordance <br /> with the Sample Residential Checklist and the Building Height Handout. The maximum height of <br /> the structure cannot exceed the approved height of 20 feet. <br /> Chapter 7 of the Everett Municipal Code (EMC) states that the Planning Director may look at such <br /> factors as view obstruction, aesthetic impact on surrounding properties, and impact on neighborhood <br /> character. The Planning Director approved the attached accessory building based on the following: <br /> The lot size of the subject property is approximately 3,950 square feet with a proposed single-family <br /> residence. The former single-family residence was certified via NCB 17-001 and demolished in May <br /> 2017. The attached accessory building is proposed within the same foot print of the previously certified <br /> accessory building of the demolished residence and should not impact the views of the surrounding <br /> properties.
