c. Grid 2 between the Second and Third Floors. Detail 9/S1.3 appears to include
partial support for the floor framing is provided by the wall. Sheet A1.2 shows
the wall offset to the west of Grid 2, and does not align with the LVL framing on
Grid 3 shown on Sheet S1.2.
d. Grid A.5'/2.3'-2.6' from the foundation to the Third Floor. Note that a (2)2x6
beam appears to require support by the wall at the south end.
3. Continuing with the previous comment, structural calculations for the load-bearing studs
do not appear to be provided and should be submitted for review. In addition to
strength, the calculations should also verify that the potential differential shrinkage
between the stud framing and the existing structure will not result in adverse effects on
the framing and connections to the existing structural elements. Note that loads from
the elevator hoist beam at the roof level should be concentrated on the studs directly
supporting the beam unless framing is provided to further distribute the load. See IBC
Sections 1604.2 and 2304.3.3.
4. Details 5/S1.2 and 6/S1.2 show post-installed anchors connecting the ledgers to the
existing concrete walls. Documentation substantiating the design of the anchors should
be submitted for review. See IBC Section 1901.2 and ACI 318-14 Chapter 17.
5. The Third Floor infill area west of Grid 3.1 is partially-supported by an existing steel
beam per Sheet S1.3 and Detail 7/S1.3. Calculations substantiating the increased
loading on the existing beam and the subsequent load path (e.g., beam connections,
supporting beams and columns, etc.) should be submitted for review. See IBC Sections
1604.2 and 1604.4.
6. Wood joists frame into the existing column at Grid A'/2'. A detail of the connection
should be submitted for review. See IEBC 106.2.1.
7. The section of the Structural General Notes titled "Elevators"on Sheet SO.1 indicates
that the design of the structure to support elevator loads shall be provided in a deferred
submittal. The following comments should be addressed:
a. The elevator design drawings should be included in a list of deferred submittals
in the Structural General Notes. See IBC Section 107.3.4.1.
b. The building structure (i.e., elevator shaft and supporting floor framing) that
supports components of the elevator system is included in the current submittal
drawings. Calculations substantiating the design of the structure to support the
elevator loads concurrently with other loads should be submitted for review. The
calculations should include the evaluation of deflection limits per IBC Section
1607.9.1. See IBC Sections 1604.2 and 1605.
c. The connections between the elevator guide rails and the structural framing are
typically the responsibility of the engineer-of-record for the building system. At a
minimum, connection details between the rail bracket and structural framing are
required. Details for the elevator connections to the structural framing should be
provided for review. The required locations and maximum spacing for the
connection points should be identified in the structural drawings. See IBC
Section 107.2.1 and 1604.4.
CITY OF EVERETT • 3200 Cedar Street • Everett,WA 98201 • (425)257-8813 • Page 3/5
