6. The enclosure for the new east stairway does not continue to the underside of the roof <br /> sheathing but stops at the floor/ceiling assembly of the fourth floor. The assembly <br /> should show as minimum one-hour fire-rated construction. Section 1023.2 <br /> 7. The fire-barriers of the stair enclosure and elevator shaft should be shown to continue <br /> through the floor/ceiling assemblies (sheet rock and/or solid blocking). Section 707.5. <br /> 8. The architectural plans specify buildings sections C/A3.1 and D/A3.1 on Sheets A0.1 <br /> through A1.2 between Grids A' and A.8'. However, the building sections appear to be <br /> provided on Sheets A3.2 and A3.3, respectively. Please verify. See IEBC Section <br /> 106.2.1. <br /> Egress <br /> 1. A two-way communication system should be provided at the landings serving the new <br /> elevator. Section 1009.8 <br /> 2. Both handrails at the bottom of the new east stair shown in Detail 1/A6.1 should be <br /> continue a minimum of 12" past the bottom riser. Section 1014.6 <br /> 3. All doors into the new east stair enclosure should be shown as minimum one-hour listed <br /> assemblies. Table 716.5 <br /> 4. The closet that opens into the new east stair on the third floor is not a normally <br /> occupied space and should be removed. Section 1023.4 <br /> Accessibility <br /> 1. The drain and hot water supply for the accessible sink's/lay's should be shown guarded <br /> or insulated to protect users. ANSI Section 606.6 <br /> 2. Detail 3A/A6.4 shows a grab bar that will be attached to a hanging privacy partition. <br /> Details/calculations should be provided that show that the overall assembly will support <br /> the required 250# implied load. ANSI Section 609.8 <br /> Structural <br /> 1. The Second Floor framing between Grids A' and A.8' are supported by steel beams on <br /> Grid A.8'. The finished floor surface has a 1'-10.25" step at Grid 2 per Sections B/A3.1 <br /> and C/A3.2. This step does not appear to be included in Detail 2/S1.2. The detail <br /> should be reviewed and revised as needed. See IEBC Section 106.2.1. <br /> 2. The gravity system appears to include multiple load-bearing walls that do not appear in <br /> the structural plans. In addition, some walls that appear in the details do not appear <br /> continuous to the foundation. Drawings should be reviewed to show the required walls. <br /> Where required, the walls or floor framing should be revised to provide a well-defined <br /> load path. See IEBC Section 106.2.1 and IBC Section 1604.4. The following conditions <br /> should be addressed: <br /> a. Grids 1.4'and 1.8'for the elevator shaft from the foundation to the roof. <br /> b.
