Qieiiinv
PUBLIC WORKS
b. Plans
i. The final plat shall include a prominent note identifying the following
requirements for the individual lots: Notes shall be added to final plat.
• Maximum impervious area per lot.
• All driveways shall be constructed of permeable paving material in
accordance with City of Everett Standard Plans or alternate permeable
paving materials approved by the City of Everett Public Works
Department.
• Lots 1 and 5 shall provide downspout infiltration trenches in accordance
with the approved Public Works Permit Drawings.A minimum of 75 linear
feet of trench shall be provided per 1000 square feet of roof, prorated for
the actual roof dimensions.
ii. Provide sufficient cleanouts on the infiltration trenches to allow jetting of each
line. Cleanout added.
iii. Identify the overflow method and route for each infiltration trench. As it looks
right now at least one of the trenches would overflow directly toward the Lot 1
house. The trenches must be designed assuming that they will fail at some point
and must provide sufficient conveyance in that situation. Overflows added.
iv. Provide trench dams on the down-gradient end of each utility trench under the
permeable pavement to prevent infiltrated water from running down the trench
line. The darn can be made of compacted till material or CDF and must extend the
full depth of the trench and a foot into the sidewalls on either side. One option is
sketched in the plan markups, but other designs are acceptable as long as they
prevent infiltrated water from flowing down the trench line. Trench dam callout
and detail added to Sht. 5 of Construction Drawings.
v. 12" diameter pipe is required for the line crossing Florida Dr. Plans revised.
vi. It is unclear in the plans whether the roof drains and footing drains are separate
systems.Roof drains should be kept separate from the footing drain systems. Note
added to plans.
3. The following required landscape plan corrections have been requested by this project's Planning
Reviewer.
