The"Foundation and Soil Data" section of the General Notes on Sheet S-1.0 indicates that a <br /> geotechnical report has been prepared for the project. The geotechnical report was not <br /> included with the submittal documents and should be submitted for review. See IBC Section <br /> 1803.6. <br /> Architectural <br /> 1. The building is governed by the International Building Code and not the International Residential <br /> Code as the dwelling units are constructed above a multiple-user garage. Note 1 of the General <br /> Notes on Sheet 1-of-10 shall be revised. See IRC Section 101.2 <br /> 2.. The architectural drawings (i.e., Sheets 1-of-10 through 10-of-10) include structural <br /> information that duplicates or differs from information provided in the structural drawings. A <br /> note shall be provided in the General Notes on Sheet 1-of-10 stating: "The architectural <br /> drawings include structural information that is duplicated by the structural drawings. Where <br /> discrepancies occur, the structural drawings shall control the structural work to be performed." <br /> See IBC Section 107.2.1. <br /> 3. The architectural and structural drawings do not utilize a standard system to define the <br /> building dimensions. The architectural drawings provide dimensions while the structural <br /> drawings provide grid lines without dimensions. The construction drawings shall be revised to <br /> provide a consistent reference to perform the work. It is recommended that grid lines be <br /> added to the architectural drawings. See IBC Sections 107.2.1 and 1603.1. <br /> 4. The building is classified as a Group R-3 Occupancy over a Group U garage and Group U carport <br /> per IBC Sections 310&312. The occupancies for the project shall be stated in the General Notes <br /> on Sheet 1-of-10. See IBC Section 107.2.1. <br /> 5. An NFPA-13D sprinkler system is required throughout the building. See Section 903.2.8.1 <br /> 6. Section A/3-of-10 is not clearly legible due to poor printing. A revised copy of this sheet shall <br /> be submitted for review. See IBC Section 107.2.1. <br /> 7. The structural plans on Sheet S-3.0 and S-4.0, and Section 1/S-4.1, indicate a structural wall <br /> line and foundation at the first story between Grids A and B. The"Typical Side"elevation on <br /> Sheet 1-of-10 and Foundation Plan on Sheet 2-of-10 do not include this wall. The design shall <br /> be reviewed and revised to be consistent. See IBC Sections 107.2.1. <br /> 8. The size and location of openings in the exterior walls, and the resulting wall lines, are not <br /> consistent between the architectural and structural drawing. The design shall be reviewed and <br /> revised to be consistent. See IBC Sections 107.2.1. <br /> 9. Sheet 5-of-10 provides a detail for the stair construction. Calculations substantiating the <br /> capacity of the stringers shall be submitted for review.
