Mr. Brad Rzechula
Leading Edge Construction, LLC
Plan Check Number: B1803-029, First Review
May 4, 2018
section of the stringers. The required number of stringers and spacing shall be specified in the
detail. See IBC Section 1604.1 and 1604.4.
10. Detail A/8-of-10 shows two layers of GWB at the ceiling between the first and second story. The
garage extends to Grid A.5 per Sheet S-3.0, aligning with the second-story exterior wall. The
GWB shall extend for the full extent of the garage. See IBC Sections 4220.3 and 711.
11.The north and south exterior walls are less than 10 feet from the property lines and are therefore
required to be minimum one-hour, listed, fire-resistive assemblies. This includes the steel and
wood posts on the corners of the building that support a portion of the third story above. Fire
protection shall be provided for the posts. The steel posts at the first story shall include impact
protection per IBC Section 704.9. See IBC Section 602.1 and Table 602.
12.The interior wood posts specify a plywood wainscot up to 4'-0"in the"Party Wall"detail on Sheet
7-of-10. The detail shall be revised to require the impact protection to extend a minimum of 5'-
0"above the finished floor. See IBC Section 704.9.
13. Section A/3-of-10 specifies two layers of 1/2-inch GWB on the underside of the Main Level floor
system. However, the"Party Wall"detail on Sheet 7-of-10 specifies 5/8-inch GWB. It appears
that the latter is correct. The drawings should be reviewed and revised as needed.
Structural
General:
1. Structural and geotechnical special inspections are required for this project. A statement on
special inspections is provided in the"Inspections" section of the General Notes on Sheet S-
1.0. The statement shall include a table listing each type of special inspection and shall specify
the extent of each inspection (e.g., continuous, periodic) per IBC Section 1704.3.1. The table
shall include special requirements for seismic and wind resisting systems as required by IBC
Sections 1704.3.2 and 1704.3.3, respectively. See IBC Sections 107.1, 1704.2.3 and 1704.3.
2. The structural drawings include work that has been deferred by the engineer. A statement of
deferred submittals shall be added to the General Notes on Sheet S-1.0 listing work designated
as deferred submittals. The note shall include a statement requiring the engineer-of-record to
review deferred submittals for conformance with the construction documents. See IBC
Sections 107.2.1, 107.3.4, 107.3.4.1, and 107.4. The following is a summary based on a
review of the construction documents:
a. Metal plate-connected wood trusses.
b. Wood truss gravity connections to supporting framing.
3. Note 2 in the"Concrete and Reinforcing Steel" section of the General Notes on Sheet S-1.0
specifies a concrete strength of 2,500 psi. The project appears to include concrete elements
(e.g., above-grade foundation wall) that are exposed to freeze-thaw cycles, and qualify as
Class F2 concrete per ACI 318-14 Table 19.3.1.1. Per ACI 318-14 Table 19.3.2.1, the minimum
concrete strength for Class F2 concrete is 4,500 psi. The minimum concrete strength on
Sheet S-1.0 shall be revised as required. See IBC Section 1901.2.
CITY OF EVERETT • 3200 Cedar Street • Everett, WA 98201 • (425) 257-8810 • Fax(425) 257-8:
