Building foundations are shown in Sections 8/S-3.1, 10/S-3.1, and 11/S-3.1. The following <br /> comments shall be addressed: <br /> a. Sections 10/S-3.1 and 11/S-3.1 are not specified on the Foundation Plan on Sheet S-3.0. <br /> The extent of all foundation sections shall be specified on the plan; unused sections should <br /> be removed from the drawings. See IBC Section 107.2.1. <br /> b. The sections shall specify the minimum required footing depth of 18 inches. See IBC <br /> Section 1809.5 Item 5. <br /> 14. Sections 10/S-3.1 and 11/S-3.1 specify vertical #5 reinforcement at 48-inch spacing for the full <br /> wall height. See IBC Section 1901.2. The reinforcement shall be revised based on the <br /> following: <br /> a. The areas of reinforcement is less than required by ACI 318-14 Table 11.6.1. <br /> b. The spacing or reinforcement exceeds the limit of Section 11.7.2.1. <br /> 15.The foundation plan on Sheet S-3.0 indicates the 8-foot tall foundation wall per Section 8/S-3.1 <br /> is the typical condition. The following comments should be addressed: <br /> a. The architectural elevations on Sheet 1-of-10 indicate the retained soil depth is less than <br /> one-half the first story height of 8 feet. Documentation verifying the retained soil depths <br /> for the project should be submitted for review. See IBC Section 107.2.1. <br /> b. The structural calculations for the 8-foot wall on page 26 appear to consider active soil <br /> pressures on the wall. The wall extends to and is restrained by the Main Level floor <br /> diaphragm. Calculations substantiating the design considering restrained-condition soil <br /> pressures shall be submitted for review. A minimum value of 60 pcf shall be used in the <br /> design unless a lower value is specified by the geotechnical engineer. See IBC Section <br /> 1610.1 and Table 1610.1. <br /> 16.The Wall Footing Schedule on Sheet S-3.0 specifies footing depths below-grade of 1 foot for <br /> both FW2- and FW3-type footings. The schedule shall clarify if this is measured to the top or <br /> bottom of the footing. If measured to the bottom of footing, the depth shall be increase to 18 <br /> inches. See IBC Section 1809.5 Item 5. <br /> 17.The foundation plan on Sheet S-3.0 references Detail 6/S3.1 showing a thickened slab-on- <br /> grade at the posts. The slab is identified as"by others"in Note 2/S-3.0, and is therefore not <br /> include in the design. The footing should be revised as an isolated footing. See IBC Section <br /> 107.2.1. <br /> 18.The foundation plan includes strip footings for the shear walls at Grid B/2 and B/4. <br /> Calculations substantiating the design of the footings to resist loads from the shear walls shall <br /> be submitted for review. The calculations shall demonstrate that the footings provide <br /> adequate strength and resistance to transfer overturning forces from the shear walls. See IBC <br /> Section 1604.1 and 1604.4. <br /> Gravity System: <br /> 19. Sheet S-4.0 appears to indicates that the Main Level floor framing is supported on Grid 3 by <br /> 8x8 wood posts. A connection between the posts and the beam should be specified.
