U
Mr. Brad Rzechula
Leading Edge Construction, LLC
Plan Check Number: B1803-029, First Review
May 4, 2018
4. The project includes steel construction. The General Notes on Sheet S-1.0 shall be revised by
adding a section specifying the requirements for steel construction. The requirements should
include but are not limited to: steel grades including plates, anchors, and connection hardware,
welding materials, protective coatings, and special inspection requirements for steel fabrication
shops. See IBC Sections 1704.2.5 and 2205.1, AISC 360-10 Sections A.4 and B3.13, and AISC
303-10 Section 3.1.
5. Note 1 of the"Wood Framing"section on Sheet S-1.0 states that exposed wood framing shall
be"treated". This note should be revised to state that the framing will be"preservative-
treated". See IBC Section 2304.12.
6. Note 10C on Sheet S-5.0 states that the walls on Grid 3 are full-height. However, the
architectural and structural drawings appear to indicate that the walls are discontinuous at the
main floor (i.e., walls do not occur at the first story). The design should be reviewed and the
note revised as needed. See IBC Section 107.2.1.
7. The main floor framing plan on Sheet S-4.0 indicates Mark"2"holdowns. The Holdown
Schedule only includes Mark"1"holdowns. The design should be reviewed and revised as
needed. See IBC Section 107.2.1.
8. Grid F appears to include multiple wood posts. The sizes of the posts do not appear to be
specified. The drawings should be reviewed and revised as needed. See IBC Section 1603.1.
9. The Main Level framing plan on Sheet S-4.0 specifies both 14-inch joists (Plan Note 3) and 2x8
joists (Plan Note 7) between Grids A-A.5. The extent of each type of framing in this area
should be specified on the plan. See IBC Section 1603.1.
10.The second story includes shear walls on Grid A that appear to require structural sheathing at
the Main Floor level to transfer loads to Grid A.S. The requirement for sheathing should be
verified and Sheet S-4.0 revised to show the extent of the sheathing between Grids A-A.5.
Verify the sheathing should be installed per Note 2. See IBC Sections 1603.1 and 1604.4.
11. Detail 5/S-4.1 specifies a "positive connection nailer"to the steel beam. The detail should be
revised to show the required construction of the connection. See IBC Section 107.2.1
Foundation System:
12. Detail 1/S-3.0 appears to show the typical footing for the HSS posts on Grid A per Sheet S-3.0.
The following comments should be addressed:
a. The section shall specify a minimum depth from the surface to the bottom of the footing of
18 inches. See IBC Section 1809.5 Item 1 and Everett Municipal Code Section
16.01.010(3).
b. The columns bear on a pedestal above the footing that includes one #3 hoop. Three #3
hoops shall be provided within 5 inches of the top of the pedestal per ACI 318-14 Section
10.7.6.1.6. See IBC Section 1901.2.
Pa e4of8
CITY OF EVERETT• 3200 Cedar Street • Everett,WA 98201 • (425) 257-8810 • Fax(425) 257-8857
