I was unaware that another <br /> geotechnical assessment would be conducted and this new report has different recommendations than the last,which <br /> was what the Reasonable Use, Critical Area Site Plan,and development plan were based on.Therefore,there are <br /> inconsistencies between the site plan provided,the geotechnical report, and now the recorded CASP (Critical Area Site <br /> Plan)that need to be resolved.The following issues need to be corrected prior to final Planning approval: <br /> • The geotechnical assessment date July 3, 2017 indicates a 15'setback from top of slope. Please correct the site <br /> plan submitted for permit review, dated 7/1/17,and the site plan included in the new assessment to reflect this <br /> requirement. <br /> o The Reasonable Use decision requires a 5' setback from the front property line.This must be <br /> maintained. <br /> o It appears that, in order to meet the rear setback from top of slope,the house dimensions will need to <br /> change. If the house placement is to be changed at all,we will need to have Public Works staff(including <br /> Traffic) re-evaluate to make sure parking areas and turnaround are still adequate. <br /> • The CASP(attached) has the site plan with the 10' setback from top of slope.
