Central Park SFR-CAR&Mitigation Plan
3.0 Results
The following is a summary of the results of both the office research and on-site investigation. Wetland
Solutions, Inc.completed a delineation of the subject site on September 9,2016. Site characteristics
were recorded at two data points to verify the presence or absence of wetland and upland conditions.
Multiple soil samples were examined throughout the site using a screw type auger, however soils
throughout the majority of the site area were relatively uniform in nature.
One wetland and no streams were identified on the subject site.
3.1 Office Research
Included in Appendix A are the maps reflecting the background information used to help identify
potential critical areas. The National Wetlands Inventory(NWI)does not identify any wetlands on the
subject site. Based on Snohomish County data,the site is located in the Everett Drainages sub-basin.
One soil map unit has been mapped on-site by the NRCS; (6)Alderwood urban land complex 8 to 15
percent slopes. Topographic data indicates that there are
Aerial photography(1990,June 2002,2007,and 2012-2015)was also used to assess current conditions,
determine historic land use,and help rate the wetlands. All of the referenced aerial photographs
indicate that the site has remained relatively unchanged,with adjacent single family home development
occurring north and east of the site. The photography also provides a good estimate of the buffer
conditions associated with the identified wetland units adjacent to the subject property.
3.2 Wetland Determination
One wetland was delineated on subject site during the September 9, 2016 site investigation. The
wetland is located on the eastern portion of the site and boundary is consistent with the previous
delineation completed by The Jay Group, Inc. in 2006. New flags were placed in the field to clearly
demark the wetland boundary. Data was recorded at two soil log holes along the boundary to
document upland and wetland conditions(see Appendix C for dataforms). Soils within the wetland area
displayed an A horizon with a Chroma 1 matrix.
Two Cowardin classes were identified in the wetland: 1)seasonally saturated palustrine forested
wetland (PFOC)and 2)seasonally saturated palustrine scrub/shrub wetland(PSSC). Dominant
vegetation within the wetland included Pacific willow,lady fern,creeping buttercup,and giant horsetail.
Adjacent vegetation within upland areas included Himalayan blackberry, beaked hazelnut, Himalayan
)
blackberry, and Japanese knotweed.
The wetland was rated using the updated 2014 western Washington wetland rating system. The
wetland received an overall score of 17 points and a habitat score of 4 points,which meets the criteria
for a Category 3 wetland. Everett Municipal Code requires a standard 75-foot buffer for Category 3
wetlands.
)
Septeiri;r!
29 I Pate 7
rare,I t;y,ce.4lN;rt 1:J:>r;l.uici;r,:I!i{
