PROJECT OVERVIEW <br /> This document is intended to provide the engineering information necessary to support the <br /> building permit application for a new duplex and driveway in the City of Everett. The site <br /> covers 0.33 acres. The existing site is currently undeveloped and contains trees and brush. <br /> The proposed disturbance area will cover approximately 12,121 sf. The proposed duplex <br /> will be set approximately 44 feet south of the northern property line. Access to the new <br /> duplex will be taken from the existing roadway to the north (74th St SE). <br /> The parcel is currently undeveloped and is surrounded by developed in all directions. The <br /> slope of the site in the area of the proposed duplex and driveway is moderate and averages <br /> approximately 9 percent down to the southwest. <br /> This development proposes to construct a new duplex with a paved driveway taking access <br /> off of 74th St SE. The total new plus replaced impervious surfaces equal 4,860 sf (0.11 <br /> acres). <br /> Per Figure 1-2.4.1 (flow chart for determining requirements for new development), this <br /> project is subject to minimum requirements 1-5. The flow chart showing how we came to <br /> this conclusion is included in appendix A. <br /> Roof runoff from the SFR will be infiltrated by an infiltration trench. All drainage <br /> improvements have been designed to meet or exceed the 2014 DOE Stormwater <br /> Management, Manual with modifications and additions contained in the Design and <br /> Development Standards. <br /> The project location is 19xx 74th St SE, in the City of Everett, and in Section 8, Township <br /> 28N, Range 5E.
