2. EXISTING CONDITIONS SUMMARY <br /> The entire property consists of 0.33 acres. Runoff generated from the existing site sheet <br /> flows primarily in the southwestern direction onto an adjacent parcel. This project will not <br /> affect any off-site flows from passing through or around the site as in the existing conditions. <br /> Land use around the site is primarily single-family homes. The parcel associated with this <br /> project currently has no structures or other hard surfaces. The grades on the site, in the <br /> area of the proposed duplex, are moderate and average approximately 9% down to the <br /> southwest. The vegetation found on the existing property consists of trees and brush <br /> Soil logs, taken by licensed drainfield designer Chris Hanson, state that the on-site soil type <br /> is fine sand and gravel to a depth of 48 inches below grade. USDA Web Soil Survey data <br /> was also looked at. The project site was shown to have Alderwood-urban land complex by <br /> the USDA website. General site slopes, in the area of disturbance, are moderate and <br /> average approximately 9% percent. Based on the existing soil information and the setbacks <br /> of the proposed improvements from any of the property lines or critical areas there is little <br /> potential for erosion or sedimentation during construction assuming the basic BMPs <br /> included in the SWPPP are installed and maintained properly.
