2. The electric water tank should be shown on minimum R-10 incompressible insulation and
strapped at the top and bottom 1/3 of the tank to prevent overturning. Section R403.5.5
STRUCTURAL
1. On Sheet A8, the shear wall schedule contains nailing with nail spacing closer than 4"oc.
Please provide a schedule of special inspections for such walls per IBC 1705.11.1.
2. On Detail 7/A3, it appears that the retaining wall schedule has heights greater than 4'-0"
that are required to be designed by a designer (architect/engineer) licensed by the state
of Washington. Please provide design calculations for such walls as they occur on this
project.
3. Detail 7/A3 appears to specify slab-on-grade at the crawl space level. Detail 8/A3 does
not indicate a surrounding slab-on-grade. Please clarify where the slab-on-grade
terminates at the crawl space level on the plans.
4. The raised shearwall on the foundation plan should be shown to be a minimum of 24"
wide as shown in Detail 1/A3. The width of the wall on plan as shown on Sheet A3 is 1'-
10 1/2"and only 1'-0"on Sheet A4. Please address the geometry discrepancy and provide
structural calculations verifying the wall's capacity for which condition is to be constructed.
5. Please indicate in further detail the guardrail connections to the exterior deck and
stairways. For instance on Detail 15/A6, it is unclear how the lag screws are to be located
into the framing. Please indicate details for these items to be shown on the stairways, as
they do not appear to be on the plans. Also, please provide engineering calculations for
these post-frame assemblies subjected to applicable loads in Section R301.5.
6. It appears that Detail 15/A6 is referenced as Detail 15/A5 on plan sheet A4. Please revise
callouts for clarity.
7. On Detail 15/A6, the notched condition of the proposed 6x6 post reduces the capacity of
the post for shear and flexural strength. Please provide design calculations verifying the
post's adequacy when subjected to the loading requirements in IRC Table R 301.5.
8. On Sheets A8 and A9, the floor-sheathing schedule appears to have conflicting nailing
requirements. Please clarify.
9. From Sheet A6, it appears that engineered trusses are being proposed for the roof
framing. Please indicate the design loads, including wind uplift (where occurs) for such
trusses as well as indicate that these trusses are to be deferred submittals on the plans.
Section R106.1
10. On Sheet A8 and A9, framing grades for timber appear to conflict with each other. Please
clarify. For instance, joists and rafters are to b- & -L #2 on Sheet A9, but are indicated
as HF #2 on Sheet A8.
LI
0 3200 Cedar Street 0 425.257.8810tlee@everettwa.gov
Everett,WA 98201 425.257.8857 fax \Y everettwa.gov
