7. The roof framing over the connecting storage units should be shown on the plans. Section <br /> R106.1.1 <br /> 8. The framing for the portion of the 2nd floor that overhangs the garage should be shown <br /> on the plans. Section R106.1.1 <br /> 9. Calculations for the actual attic venting provided should be provided. The notes on Sheet <br /> Al only show what is required. Section R806.2 <br /> 10.The minimum toilet clearance width of 30"should be dimensioned on the plans. Section <br /> R307.1 <br /> 11. Both details 6 &7/A3 show a 4"slab in the crawl space however the foundation plan only <br /> shows a 6 mil vapor barrier. <br /> 12.The following comments apply to the exterior raised deck: <br /> a. The lateral load code reference for the deck in Detail 15/A6 should be revised from <br /> IRC R502.2.2.3 to R507.2.4. <br /> b. The deck Ledger to rim (band) joist connection layout requirements should be <br /> detailed on the plans. Section R507.2.3 <br /> c. The post cap ECCZ6 appears to be a typo and may need to be revised to ECC66. <br /> Please verify. <br /> Egress <br /> 1. The foundation wall should be shown to be a minimum of 6 inches above adjacent grade: <br /> a. The 12"TJI's on top of the foundation wall will raise the building an additional 6" <br /> than shown on the Front Elevation on Sheet Al. Section R317.1 <br /> b. The steps from the(front door)entry porch to grade should be shown as maximum <br /> 7 3/4"rise with a minimum of 10"run (minimum of 3 total risers). Section R311.3.1 <br /> c. This height will also cause a minimum of 3 risers in the garage. Section R11.7.5 <br /> 2. The drawings and callouts for the exterior stairway, landing, handrail and guardrail should <br /> be completed on the elevations and plans. Section R106.1.1 <br /> 3.
