These <br /> comments address building issues only. Additional revisions or additions may be required by other <br /> departments (such as Utilities, Planning or Fire). All references refer to the (2015 International <br /> Building Code,) (2015 International Residential Code,) as amended by the State of Washington <br /> and/or Washington State Energy Code 2015 Edition, and adopted by the City of Everett, unless <br /> stated otherwise. <br /> In order for the processing of your application to continue, it will be necessary to <br /> provide the Building Division with two new complete sets of drawings reflecting the <br /> corrections requested. <br /> 1. Bedroom #1 does not appear to meet the minimum requirements for floor area to be <br /> considered a habitable room. Dimension all partitions. <br /> R304.1 Minimum area. Habitable rooms shall have a floor area of not less than 70 <br /> square feet (6.5 m2). <br /> R304.2 Minimum dimensions. Habitable rooms shall be not less than 7 feet (2134 mm) <br /> in any horizontal dimension. <br /> 2. One-hour fire-resistant construction is required on the underside of projections located in <br /> the 5 foot side setback with no openings allowed. Provide detail of projections located in <br /> the 5 foot setback. <br /> 3. R806.3 Vent and insulation clearance. Where eave or cornice vents are installed, <br /> insulation shall not block the free flow of air. Not less than a 1-inch (25 mm) space shall be <br /> provided between the insulation and the roof sheathing and at the location of the vent. <br /> Provide detail showing insulation baffle and the minimum clearance. '41l— <br /> 4. The plans show a new concrete foundation at the addition on the south side of the house. <br /> The existing conditions at the site appear to be a post and beam foundation with a skirt <br /> board applied to the exterior.
