I <br /> (J) Vehicles shall not be parked in required front setback areas for single-family <br /> and duplex uses, except when located upon driveways meeting the <br /> requirements of subsection I of this section. <br /> Conclusions of Law Based on Above Findings: <br /> 1. Junk, trash, salvage materials and vehicle parts discarded in the front yard of the <br /> property is a violation of EMC 8.20.020(A)(G) and a public nuisance. The <br /> Respondent violated said City ordinances. <br /> 2. Vegetation on the property that exceeds the maximum 12 inch height allowed by <br /> City ordinance is a violation of EMC 8.20.020(E) and a public nuisance. The <br /> Respondent violated said City ordinance. <br /> 3. Pursuant to EMC 8.22.030 (G) unlicensed vehicles are inoperable vehicles in the <br /> City of Everett. Two vehicles with expired license tabs and one vehicle on a flatbed <br /> trailer with a flat tire were parked on the property in public view and are a violation <br /> of EMC 8.22.030(A) and a public nuisance. The Respondent violated said City <br /> ordinance. <br /> 4. A vehicle parked on the front yard outside an approved driveway is a violation of <br /> EMC 19.34.060(J). The Respondent violated said City ordinance. <br /> ORDER <br /> Based on the Findings of Fact and Conclusions of Law as stated above, it is hereby <br /> determined that the Respondent was in violation of EMC 8.20.020(A)(E)(G), EMC <br /> 8.22.030(A) and EMC 19.34.060(J) and is hereby ordered to: <br /> 1. The Respondent must abate of all violations of EMC 8.20.020(A)(E)(G), EMC <br /> 8.22.030(A) and EMC 19.34.060(J) on the property at 220 76th Street SW, Everett, <br /> Washington. <br /> 2. Abatement of the violations on said property must be completed by November 18, <br /> 2016. The abatement shall include: <br /> a. The Respondent shall properly and legally license all vehicles parked on the <br /> property, or cover the vehicles with approved car covers. <br /> b. The Respondent shall remove and properly and legally dispose of all discarded <br /> items in public view on the property. <br /> 1The Respondent shall cease parking all vehicles in areas not approved for <br /> C _:,,, parking and outside an approved parking area on the property. The parking <br /> area next to the paved driveway shall be re-graveled to allow continued parking <br /> use. <br />
