PUBLIC WORKS
b. Please see all redlines on the attached plans for required corrections in addition to all
comments listed below. Frequently, redlines will be stand-alone and will not have an
associated item in this corrections letter. Likewise, comments below may not have
associated redlines. Please indicate to the City that all redlines have been adequately
addressed by providing checkmarks or notes next to the City's redlines to indicate that it
has been picked up or to answer a reviewer's question. Please coordinate redlines with
architectural and landscape designers to ensure that all resubmitted plans sets have
consistent backgrounds and that changes are not adversely affecting the other designers'
requirements, codes, and designs.
i. ADA connectivity is required. Add ramps or other access devises as necessary to
provide connectivity from sidewalk on 19th to each of the buildings. See redlines.
Pavement should be marked with striping or other material (i.e. stamped
concrete) to identify the pedestrian walkway/connectivity alongside the access
drive. This connectivity is required to the open space at the east side of the lot.
Revise landscaped pathway to connect to sidewalk and provide a ramp to access
this area.
See attached plans ADA ramps added with striping.
ii. Pond area needs to be checked and potentially revised. Check calculations for
required volume against what is provided on the drawings. Revise plans as
necessary to meet the required calculated volume. If changes are needed in the
drainage report to reflect any revisions to the pond, new drainage reports will be
required to be submitted. Pond area also needs to address the location of the west
maintenance gate and the 11 ft wall. If there is a wall here, structural calculations
need to be provided for the wall design (2 copies) and details should be provided
for the wall design. If there is not a wall and it is instead soil, revise to meet
design requirements for side slopes. Coordinate with architectural and landscape
designers as to not impact their codes/requirements/designs in an adverse
manner.
Noted see attached revised plans.
2. The comments below were generated from this project's Stormwater Reviewer. If you have any
questions regarding these comments, please contact Erik Emerson with the City of Everett
Surface Water Department(425-257-8995 or EEmerson@everettwa.gov).
a. See redlines by Erik Emerson to pick up the remaining stormwater comments.
Revised
b. Drainage report submitted on 9/15/2017 is currently approved. However, if changes are
made to the pond volume from what is shown in the report, a revised report will be
required to be submitted (2 copies) to be consistent with the plans. See redlines for
clarity.
No changes to pond volume.
3. The following required site plan corrections (for the civil plans and landscape plans) have been
requested by this project's Planning Reviewer. If you have any questions regarding these
comments, please contact Grace Pollard with the City of Everett Planning Department (425-
257-8807 or GPollard@everettwa.gov).
Page 2 of;
