GEOTECHNICAL REPORT <br /> PROPOSED DEVELOPMENT <br /> 11229- 19TH AVENUE SE <br /> EVERETT,WASHINGTON <br /> 1.0 GENERAL <br /> As requested, PanGEO, Inc. is pleased to present this geotechnical report to assist the project team <br /> with the design and construction of the proposed development at 11229 - 19th Avenue SE in <br /> Everett, Washington. This study was prepared in general accordance with our mutually agreed <br /> scope of services outlined in our proposal dated January 9, 2016, and was approved by you on <br /> August 2, 2016. Our scope of services included reviewing readily available geologic and <br /> geotechnical data, drilling four test borings, conducting a site reconnaissance, performing <br /> engineering analyses, and developing the geotechnical design recommendations presented in this <br /> report. <br /> 2.0 SITE AND PROJECT DESCRIPTION <br /> The subject site is located at 11229 - 19th Avenue SE in the Silver Lake neighborhood of Everett, <br /> Washington (see Vicinity Map, Figure 1). The project site includes three separate parcels: parcel <br /> numbers 00574700101902 and 00574700101907 at 11124 - 23`d Drive SE, and parcel number <br /> 00574700101903 at 11229— 19th Avenue SE. The approximately boomerang-shaped site extends <br /> about 500 feet in the east-west direction and about 100 feet in the north-south direction and has a <br /> total area of about 58,228 square feet. The subject site is bordered to the north and south by <br /> existing residences, to the east by a vacant lot, and to the west by 19th Avenue SE (also known as <br /> State Route 527, Bothell Way, or Bothell-Everett Highway). <br /> A one-story residence and three sheds currently occupy the site (see Plates 1 and 2, following <br /> page). An asphalt drive way leads to the existing house and nearby shed from 19th Avenue SE, <br /> and a gravel path leads to the other 2 sheds and provides access to the existing home from 23rd <br /> Drive SE. A gravel lot which formerly contained a mobile home is present in the center of the site, <br /> and a small hill and wetlands occupy the eastern portion of the site. The remainder of the site is <br /> covered with tall grasses, shrubs, and cedars, firs, and maple trees. The site gently slopes down <br /> from the east to the west with an elevation difference of approximately 30 feet, or an average <br /> gradient of about 6 percent. <br /> We understand that the proposed development consists of demolishing the existing structures at <br /> the site and constructing five multi-family buildings, including two 4-unit buildings, two 3-unit <br /> buildings, and one 2-unit building (see Figure 2).
