' PORT RESPONSE: CB and associated pipes that have been demolished within
the property will be removed from this sheet.
2. SDMH #103 and subsequent downstream manholes on C4.6 must
have sealed and locking lids as this line will be pressurized under
certain operating conditions.
PORT RESPONSE: Information has been added to the detail sheet for the
manholes(C5.2)to specify that they are pressurized with locking cover and
anchors.
3. The storm drain line from Lot 5 must be labeled as private and must
be located within a private drainage easement.
PORT RESPONSE:The storm drain line has been labeled as private and a 10'
private drainage easement has been added to the plans.
viii. C4.6:
1. There is no indication on the plans that storm drainage manholes 100
—103 are pressurized manholes and will require sealed lids...
PORT RESPONSE: Information has been added to the detail sheet for the
manholes (C5.2)to specify that they are pressurized with locking cover and
anchors.
2. There should probably be some form of backwater valve inserted
somewhere in the Lot 5 outfall to protect the line from tidal
fluctuations.
PORT RESPONSE:A heavy duty flap valve has been added to the pressure
manhole detail on sheet C5.2,and has been specified to be installed only on
SDMH#100.
3. In part because the storm drainage outlet pipe for Lot 5 is private,
and will require a private easement, it should not be located where
the public trail will be constructed. At this time, there appears to be a
conflict between the location of the pipe and manholes and the
proposed location of the trail within the 16' public access easement
on Tract D. Are preliminary plans for Trail F available? How will this
issue be handled in the future? Also, it appears the desire to stay
200' back from the shoreline might be discouraging the optimal
location of the pipe and access structures. If staying 200'back is due
to permitting issues, would it be possible to partially construct the
outfall line, and wait to hook it up to the outfalls when the trail is
constructed? Or require Lot 5 to complete the line?
PORT RESPONSE: Elise discussed with Jane Z. on 5/2,the surrounding
landscape is being used for mitigation purposes and it is easier to maintain
within the pathway. The Port will need to draft up an easement for the City
depending on the purchaser of the Lot.
4. Show ramps on civil drawings. Locations as marked on landscape plans are
acceptable, but C4 series sheets should also show them.
